Why Pokuase roofs leak: a new-build problem
Pokuase has grown fast since the interchange opened. Most of the leaks we see here are not on old buildings — they are on houses less than five years old. The pattern is consistent:
- Flat slabs cast dead level. No fall means water sits after every storm. Ponded water is what finds the shrinkage crack.
- Parapets with no upstand. The membrane (if there is one) stops at the floor of the roof, and water enters at the slab-to-parapet joint.
- Concrete gutters left bare. Gutters carry the full volume of the roof. A storm over 100 mm/hour turns an unlined gutter into the first leak in the house.
- Shrinkage cracks never treated. Hairline cracks open and close with the 20°C daily thermal swing until they leak.
What to check before you pay anyone
Before you book any waterproofing — including ours — go up after the next rain and look. If water is standing more than 24 hours after rain stops, check whether the gutters and outlets are blocked first. Clearing a blocked outlet costs nothing. Many Pokuase owners have been quoted for a tapered screed when the real problem was a gutter full of block offcuts and sand left from construction.

We do not fleece a sound roof field. Fleece and standard 2-coat PU share the same 20-year design life; fleece bridges cracks up to about 3 mm instead of about 0.3 mm. That matters at parapets and gutters. It does not matter across a sound slab, where it roughly doubles the cost for no gain.
Warranty vs design life
The warranty is the period we return and fix it at our cost: 3 years workmanship, plus a 3-year manufacturer material warranty. The design life is how long the membrane is engineered to keep performing: 20 years. Anyone in Ghana offering a "20-year warranty" on waterproofing is quoting design life under the wrong heading.
Buying material yourself?
Coverage is quoted per coat, and waterproofing needs two coats:
- Polyurethane Coating 5kg — GHS 500: 20-40 m² per coat → 10-20 m² finished (2 coats)
- Polyurethane Coating 10kg — GHS 1,000: 40-80 m² per coat → 20-40 m² finished (2 coats)
For a take-off, use about 0.4 kg per m² across two coats. Our documented 370 m² project at Kpone Katamanso used 150 kg — 0.41 kg/m². A typical 150 m² Pokuase roof therefore needs about 60 kg: six 10kg pails.
