The one number that decides whether your roof lasts

A correctly applied two-coat polyurethane membrane uses about 0.4 kg of coating per square metre. Multiply your area by 0.4 and you know how many kilograms the job needs — and you can check any contractor's quote against it.

That figure is not a brochure number. It comes off a documented 370 m² project we completed at Kpone Katamanso which consumed 150 kg of coating — 0.41 kg/m². Every price in the guide is built on it.

And the trap it protects you from: coverage on every coating sold in Ghana, ours included, is quoted per coat. A real job is two coats. Halve the label figure before you order, or you will buy half the material the job needs.

Warranty vs Design Life

Sneak peek — the 3 pricing tiers

Understand this before you accept any quote from any contractor.

TIER 1 · PAINTER

GHS 60-120/m²

'Waterproof paint' rolled on, no prep, no warranty. Fails in 3-6 months.

TIER 2 · STANDARD PU

GHS 80-130/m²

Proper two-coat polyurethane at 0.4 kg/m², prepared and warrantied. 20-year design life.

TIER 3 · FLEECE

GHS 180-280/m²

Fleece reinforcement at parapets, gutters and cracked areas. 20-year design life.

Look carefully at Tier 1 and Tier 2 — they overlap. A painter charging GHS 120/m² is asking almost exactly what a proper two-coat job costs, and his work fails before the next rainy season ends. The cheap option isn't cheaper. It's the same money for a result you throw away.
