Why Concrete Gutters Leak in Ghana

Concrete rooftop gutters are one of the most common features on Ghanaian homes — and one of the most common sources of hidden water damage. They look permanent because they are concrete. But concrete is not naturally waterproof, and rooftop gutters face three attacks at once that eventually break every gutter down.

1. Hairline Cracks from Thermal Cycling

Rooftop concrete expands and contracts with the daily temperature cycle — morning sun brings it to over 55 °C, night cools it back down. That constant thermal movement opens microscopic hairline cracks in the gutter floor and walls. You cannot see these cracks with the naked eye, but water — which has surface tension only 30% of that of oil — finds them and passes right through.

2. Failed Joints at Corners & Downpipe Connections

Wherever the gutter turns a corner or meets a downpipe, there is a construction joint — the boundary between two separate concrete pours. These joints are always the weakest waterproofing point on any concrete structure. Over time, they open up and become the primary leak path.

3. Porous Concrete Itself

Concrete has a natural pore network — microscopic capillaries running through the material. Fresh concrete is relatively watertight. Old concrete, exposed for years to rain, sun, and thermal cycling, becomes progressively more porous. Water eventually finds these pathways.

Why Patch Repairs Don't Work on Gutters

Our Solution — Full-Channel Polyurethane Membrane

For this project we deployed our standard rooftop drainage waterproofing system:

Step 1 — Gutter Cleaning and Preparation

The entire gutter channel was scrubbed clean of debris, algae, old failed patch material, and loose surface concrete. Any large cracks were opened up with a chase cut so the polyurethane could penetrate deep instead of only skimming the surface. All standing water was removed and the channel allowed to surface-dry.

Step 2 — First Coat of Polyurethane Membrane

We applied the first coat of single-component polyurethane waterproof coating across the entire gutter interior — floor, walls, corners, and around every downpipe penetration. The coating self-levels into cracks and pore networks, effectively becoming part of the concrete rather than sitting on top of it. Continuous coverage — no gaps, no missed corners.

Step 3 — Detail Work at Joints and Penetrations

Every corner joint, drain connection, and pipe penetration received extra attention with brush application and where needed a butyl rubber tape bridge beneath the coating. These are the primary failure points on any gutter and they must be over-engineered.

Step 4 — Second Coat (Perpendicular Direction)

After the first coat cured to a tack-free surface (4 to 6 hours in Tema's climate), we applied a second coat perpendicular to the first. This crossing pattern creates a seamless membrane with zero pinholes. If the first coat ran along the length of the gutter, the second ran across it — catching every micro-defect the first coat might have missed.

Step 5 — Cure and Final Inspection

The full system was allowed to cure for 24 hours before the next rain. On inspection the gutter surface was uniformly smooth, seamless, and watertight. The channel now behaves as one continuous membrane, not a collection of concrete panels waiting to leak.
