Fleece-reinforced polyurethane embeds a polyester fleece mat between coats for extra tensile strength and crack-bridging, costing GHS 180-280/m² versus GHS 80-130/m² for standard 2-coat PU. Both carry the same 20-year design life — fleece buys reliability at the details, not extra years. Use it on parapets, gutters and high-movement joints; standard PU is enough for sound, flat roof surfaces.
How Each System Actually Works
Standard Polyurethane Membrane
Liquid PU is rolled or sprayed on in two coats, curing into a seamless, flexible waterproof layer. It bonds directly to the concrete substrate and moves with normal thermal expansion. It is the workhorse system for flat, structurally sound roofs — the same base system described in our PU application guide.
Fleece-Reinforced Polyurethane Membrane
The same PU liquid is used, but a polyester fleece mat is embedded between the first and second coats, essentially giving the membrane a skeleton. This lets it bridge cracks that open and close with building movement, resist punctures from foot traffic or debris, and hold up at junctions where two different materials meet — like where a parapet wall meets a roof slab.
The Honest Version of the Comparison
Fleece does not extend the design life
Both systems are engineered for 20 years. Plenty of contractors will tell you fleece doubles the lifespan — it does not, and the claim falls apart the moment anyone asks for the manufacturer's data. What fleece changes is whether you actually get those 20 years at the places where membranes fail: 90° corners, upstands, gutter outlets, and substrates that are already moving.

Read the cost-per-year row carefully. On an open roof field, fleece is more than twice as expensive per year of protection and buys you nothing, because standard PU was already going to reach 20 years there. On a parapet, the comparison inverts completely — standard PU at 8-15 years works out worse than fleece at 17-20 despite the lower headline price.
The Specification That Actually Makes Sense
For a typical Ghanaian building: two-coat polyurethane across the open roof field, fleece-reinforced at every detail. Parapets, upstands, gutter channels, drainage outlets, pipe penetrations, and any junction between two materials.
On a 100 m² roof with 15 m² of parapet, that is roughly GHS 8,000-13,000 for the field plus GHS 2,700-4,200 for the details — rather than GHS 18,000-28,000 to fleece the entire thing.
Real Projects Where Fleece-Reinforcement Was the Right Call

Don't Overpay for Reinforcement You Don't Need
Fleece-reinforced membrane costs roughly double standard PU, so it should not be applied blanket-wide across a roof that is structurally sound and crack-free. A good contractor specifies reinforcement only where movement or puncture risk justifies it — and can tell you, area by area, why.
When comparing quotes, ask each contractor to break the fleece area out separately from the field area. A quote that fleeces everything without explanation is either over-specified or padded.
