Sand Fixing Agent in Ghana 2026 — What It Is and When to Use It

A sand fixing agent is a water-based acrylic polymer that soaks into loose, sandy or dusting surfaces, cures 5-10 mm down, and binds the particles into a solid crust. It stops dust, hardens weak concrete and mortar, and leaves the surface shedding water instead of absorbing it. A 20 litre drum covers 70-80 m² and costs GHS 1,600.

The problem it solves

Walk onto most Ghanaian construction sites in the dry season and you will see the problem. Haul routes throwing up clouds of dust every time a truck passes. Compound floors that leave a film of powder on everything. Screeds that crumble when you drag a ladder across them. Walls so chalky that paint peels within a season because there is nothing solid for it to grip.

These are all the same failure: a surface where the binder is weak or gone, leaving loose particles sitting on top of each other. Sweeping does not fix it — it just exposes the next layer. Painting over it fails because the paint bonds to dust, not to the substrate.

A sand fixing agent attacks the cause. Rather than coating the surface, it penetrates it, flowing into the voids between particles and curing there. The result is a consolidated layer that is physically part of the substrate rather than a skin on top of it.

Where it works well

  • Exposed soil and sand. Compound areas, landscaping, erosion-prone slopes.
  • Construction site haul routes. Dust suppression without watering twice a day.
  • Unpaved roads and parking areas. Binds the running surface so it stops shedding fines.
  • Weak screeds and dusting floors. Hardens the top layer enough to take traffic.
  • Chalky, powdery walls before painting. Gives the paint something solid to bond to.
  • Rooftops and walls needing dust control.

Where it will not help

This is the part most sellers skip, and it is the part that saves you money.

It will not cure rising damp. If a wall is wet at the base and dry a metre up, that is groundwater climbing through the blockwork by capillary action. Nothing you apply to the face of the wall stops it — the water keeps arriving, builds pressure behind the treatment, and pushes it off. That needs a damp-proof course, which is a different job entirely. We explain the distinction in rising damp versus penetrating damp.

It is not a waterproofing membrane. It makes a surface water-repellent, which is not the same as waterproof. A roof slab that has to hold back standing water in the rainy season needs a proper membrane — see our polyurethane coating, not this.

It will not fix a structurally failing slab. If concrete is spalling with exposed rebar, consolidating the surface does nothing about the corrosion underneath. That is a repair job.

Coverage and cost

Pack Coverage Price Cost per m²
20 litre drum 70 - 80 m² GHS 1,600 GHS 20 - 23

Rough, very porous or badly degraded surfaces drink more and will pull coverage toward the lower end. Measure the area before you order rather than guessing, and allow a margin on anything in poor condition.

How to apply it

  1. Sweep or blow the surface clear of loose debris, stones and rubbish. It should be firm and evenly graded.
  2. Check the forecast. Do not apply if rain is expected within 24 hours, or onto a surface that is already wet.
  3. Stir thoroughly. Do not dilute. It goes on neat, exactly as supplied — thinning it destroys the penetration you are paying for.
  4. Apply evenly by roller brush or sprayer. Work in strips, keep a wet edge, avoid dry gaps.
  5. Second coat once the first is dry to the touch with no tack. One or two coats depending on how porous the surface is.
  6. Cure 20-24 hours before traffic. Keep it dry throughout.

Wash tools with clean water immediately. Once it dries, it is doing on your sprayer exactly what it does on the floor.

Timing it right in Ghana

The dry season from November to March is the natural window. You need 24 hours of dry weather after application, which is easy enough in Harmattan and genuinely difficult in June. Accra takes around 800 mm of rain a year, Kumasi closer to 1,400 mm, and storms exceeding 100 mm an hour are not unusual — one of those on a fresh application and you have wasted the drum.

That said, dust is worst in the dry season, which is also when most people want the problem solved. The two line up conveniently.
