Waterproofing vs Damp Proofing — Not the Same Thing

Waterproofing stops liquid water under pressure. Damp proofing stops moisture vapour and capillary rise through masonry. Using the wrong one is the reason most damp repairs in Ghana fail within a season — and why the same wall gets "fixed" three times.

Diagnose Before You Buy Anything

The material is the easy part. Identifying which problem you have is what people get wrong.

Why Waterproofing Rising Damp Makes It Worse

This is worth understanding properly, because it is the most expensive mistake in Ghanaian damp repair.

Rising damp is groundwater climbing through the pores of the blockwork by capillary action. It carries dissolved salts with it. The wall is constantly wet from below, and it copes because the moisture evaporates through the plaster and paint.

Now seal the inside face with a waterproof coating. The water still rises — nothing has changed underground — but it can no longer evaporate at that point. So it does two things: it moves higher up the wall until it finds unsealed plaster, and it builds pressure behind the coating until the coating blows off, taking the plaster with it.

You have not stopped the damp. You have moved it up a metre and added a repair bill.

The Correct Sequence for Rising Damp

  1. Confirm the diagnosis — moisture readings at several heights, not a guess
  2. Fix external causes — ground level above the DPC line, blocked drainage, splash-back, leaking pipes
  3. Install a damp-proof course — injected chemical DPC through the mortar bed
  4. Hack off contaminated plaster — salt-loaded plaster will keep drawing moisture forever
  5. Re-render with salt-retardant render
  6. Allow the wall to dry — typically one month per 25 mm of wall thickness
  7. Decorate last, with a breathable finish

Step 6 is the one clients hate. A 225 mm wall needs roughly nine months to dry properly. Painting early traps residual moisture and the problem returns.

Where Both Are Needed

Some buildings need both, in the right places:

  • Basements — tanking (waterproofing) against groundwater head, plus DPC where walls meet the ground floor
  • Ground-floor bathrooms — wet-area waterproofing above, damp proofing below
  • Older buildings with no DPC — roof waterproofing above, injected DPC at the base
  • Coastal properties — salt-laden moisture attacks from both directions
