White Powder on Concrete Walls (Efflorescence) — What It Really Means and How to Stop It

You noticed white, chalky, sometimes crystalline deposits on your concrete walls, ceilings, gutters, or floor slab. Rubbing them off does nothing — they come back. They’re especially visible after the rainy season. What are they, and should you worry?

They are called efflorescence, and yes, you should pay attention. Here is exactly what they mean and what to do about them.

What Efflorescence Actually Is

Concrete contains soluble mineral salts — mostly calcium hydroxide (lime) and sodium/potassium sulphates — that formed during the cement hydration process. Normally these salts stay locked inside the concrete matrix. But when water moves through the concrete, it dissolves these salts, carries them to the surface, and evaporates — leaving the salts behind as visible white deposits.

Efflorescence is not the problem. It is the evidence. The real problem is the water movement through the concrete that carried the salts to the surface in the first place.

Where Efflorescence Shows Up in Ghanaian Homes

• Underside of concrete gutters — water tracking through the gutter and out through the concrete below
• Underside of overhangs and canopies — water reaching the top of the slab, penetrating downward
• Base of exterior walls (rising damp zone) — groundwater rising through the wall
• Ceiling around a leak — water tracking through the slab from a failed roof coating
• Interior walls in bathrooms — shower water tracking through the slab or wall
• Basement or below-grade wall surfaces — groundwater pushing through
• New concrete during initial cure — normal, temporary; disappears after 3–6 months

Types of Efflorescence

Primary Efflorescence (New Concrete, 3-6 Months Old)

Normal cure-out of salts from freshly hydrated concrete. Disappears within 6 months. Not a concern.

Secondary Efflorescence (Existing Concrete)

This is the one that matters. Salts appearing on concrete older than 12 months means water is actively moving through the concrete every time it rains. Left untreated, water eventually reaches the reinforcement steel and starts corroding it.

Why You Cannot Just “Clean Off” Efflorescence

Scrubbing removes what’s currently on the surface. Within a few rains, more salts come through and the white deposits reappear. Sealing over efflorescence with paint or acrylic just traps the moisture — pushing the paint off in bubbles within a season.

The only permanent fix is to stop the water movement through the concrete.

The Correct Fix Depends on Where the Water Is Coming From

Efflorescence on gutter soffits / overhangs — water from above

The Consequence of Ignoring Efflorescence

Efflorescence itself does not damage concrete. But the water movement that causes it does — progressively. Over time:

1. Year 1–2: Cosmetic surface deposits only
2. Year 2–4: Salts start to accumulate under paint layers, causing paint blistering
3. Year 4–7: Water reaches reinforcement steel, corrosion starts
4. Year 7–10+: Concrete spalling, exposed rebar, structural repairs needed (GHS 80,000–250,000+)
