7 Signs Your Roof or Parapet Needs Waterproofing — Before It's Too Late

Seven warning signs every Ghanaian homeowner should check for. Catching any of these early costs a few thousand cedis. Ignoring them costs tens of thousands.

Waterproofing failures rarely announce themselves. By the time water is dripping into your living room, the damage is already extensive — wet insulation, corroded reinforcement steel, mould in the wall cavity, and a repair bill that dwarfs what a preventive job would have cost.

The good news: every waterproofing failure gives warning signs weeks or months before the ceiling starts leaking. If you know what to look for, you can catch it early.

Here are the seven signs we tell every Ghanaian homeowner to check for at the start of each rainy season. Any single one of these is worth a phone call. Two or more together and you should be scheduling an assessment this week.

Sign 1: Damp Patches or Discolouration on Your Ceiling

This is the most obvious sign — and by the time you can see it, water has been tracking through your slab for weeks. The stain on your ceiling is only the final part of the water’s journey through your building.

Look specifically for:

  • Yellow or brown circular stains, sometimes with dark rings around them
  • Paint that has bubbled, cracked, or is starting to peel
  • Visible mould — black or dark green spots
  • A slight sag in the plaster around the stain

Urgency: High. If you can see this, there is active water ingress. Book an assessment within the week.

Sign 2: Rust Streaks Down Exterior Walls

Ghana’s reinforced concrete has steel rebar running through it. When water finds its way to that steel, the steel rusts. When steel rusts, it expands — up to seven times its original volume — and cracks the concrete from the inside out.

Orange or brown streaks running down an exterior wall from the parapet, roof edge, or slab soffit are a sign that water is reaching the rebar and the rebar is corroding. This is one of the most expensive failures to reverse because eventually the concrete has to be chipped out, the steel treated or replaced, and the concrete rebuilt.

Urgency: Very high. Every additional month of exposure accelerates the damage.

Sign 3: Efflorescence — White Chalky Deposits on Walls or Ceilings

Those white powdery, sometimes crystalline, deposits you see on concrete or plaster surfaces are called efflorescence. They are salts inside the concrete being carried to the surface by moving water. Where you see efflorescence, water has been travelling through the concrete.

Common locations:

  • Underside of concrete gutters or overhangs
  • Base of exterior walls (rising damp)
  • Around window heads and lintels
  • Basement or ground-floor walls (below-grade water pressure)

Urgency: Medium to high. Depends on how much and how fast the deposits are appearing.

Sign 4: Cracks in the Roof Coating or Parapet Finish

Get up on your roof once a year. Walk the perimeter. Look for:

  • Hairline cracks in the existing coating that follow the joints or corners
  • Coating that has ‘alligatored’ — the surface looks like reptile skin, cracked into small squares
  • Coating that is chalky, dusty, or lifting at the edges
  • Any peeling, bubbling, or delamination from the substrate

Ghana’s sun does not forgive coatings that were undersized for the job. Any of the above means the coating has reached the end of its service life. Recoating now costs a fraction of waiting until it fails through.

Urgency: Medium. Schedule work before the next rainy season.

Sign 5: Standing Water on the Roof 24 Hours After Rain

Water should drain off a properly finished flat roof within a few hours of the rain stopping. If pools of standing water remain 24 hours later, one or both of these is happening:

  • The roof falls (slopes) have failed — either the slab is out of level or an old repair created a low spot that traps water
  • Your drain outlets are partially or fully blocked

Standing water is bad for two reasons. First, any hairline crack in the coating is now under constant hydrostatic pressure and will fail faster. Second, the constant moisture accelerates coating breakdown from the top down.

Urgency: High. Standing water can defeat even a good coating.

Sign 6: Cracked or Peeling Silicone / Bitumen at Junctions

Every roof has junctions — where a parapet meets the slab, where a vent stack penetrates the roof, where the roof gutter joins the downpipe. These are the highest-stress zones in the entire system, and cheap sealants (silicone, bitumen tape) applied to them have a service life of 2–5 years maximum.

Signs the old sealant has failed:

  • Silicone that is dry, brittle, cracked, or lifting from the substrate
  • Bitumen tape that has softened and slumped, or hardened and cracked
  • Visible gap between the sealant and the substrate
  • Any daylight visible through a joint from below

Urgency: High. Junction failures are the source of most parapet and gutter leaks.

Sign 7: Musty Smell Inside the House, Especially After Rain

This is the sign homeowners most often miss. A persistent musty or damp smell inside a room — especially in the corners, cupboards, or against exterior walls — is water vapour from moisture trapped in the wall or ceiling cavity.

The vapour is invisible. The stain may take months to appear on the ceiling. But the smell is there before both of them, and it tells you water is already inside your building envelope.

Trust your nose. If the smell gets worse after rain, that confirms it.

Urgency: Medium to high. Mould is starting to grow in a space you cannot see.
