Every day we get calls that start the same way: “How much for waterproofing?” It is a fair question. This guide gives you the actual 2026 ranges we quote, plus what drives the price up or down.

First — waterproofing is priced by area (square metres) and by system. Second — anyone quoting you a flat number without seeing the site is guessing. Site condition, access, height, and complexity all move the number materially.

The Specification That Actually Gives Best Value

Look at the cost-per-year column and you will notice something the industry does not usually admit: fleece-reinforced membrane is more expensive per year than standard two-coat polyurethane — GHS 11.50 against GHS 5.25. Both carry the same 20-year design life, so fleece is not buying you extra years on paper.

So why specify it at all? Because the design life assumes nothing goes wrong, and on parapets, gutters, upstands and penetrations, something usually does. Those details are where roofs start leaking. Fleece removes that failure mode.

The best-value specification for most Ghanaian buildings is therefore a hybrid: two-coat polyurethane across the open roof field, fleece-reinforced at every detail. You pay the premium only where it earns its keep. That is what we quote by default, and it is what the ballpark below reflects.

Be sceptical of any contractor who quotes fleece across the entire roof without explaining why — on a simple slab it is mostly margin.

Six Factors That Move Your Final Quote

1. Substrate condition — clean concrete prices low; cracks and old failed coating adds 15–30%.
2. Geometry — parapets, penetrations, corners add 20–40%.
3. Access / height — 3-storey work adds GHS 2,000–10,000 for scaffolding.
4. Location — outside Greater Accra adds mobilisation.
5. Timeline — emergency, weekend, or overnight work adds 15–25%.
6. Substrate porosity — old, rough or never-sealed concrete drinks material and can add 30–50% to the coating quantity.

Ballpark Example — 100 m² Home Roof

Single-storey Accra home with 100 m² concrete flat roof, standard parapet all around, one plumbing penetration:

  • Two-coat PU on roof slab (100 m²): GHS 8,000 – 13,000
  • Fleece-reinforced membrane on parapet (~15 m²): GHS 2,700 – 4,200
  • Detail work at penetrations and drain: GHS 500 – 1,000
  • Total: GHS 11,200 – 18,200

Full roof, done properly, 3-year workmanship warranty, 3-year manufacturer material warranty, 20-year design life.

Warranty vs Design Life — Read Every Quote With This In Mind

If a quote shows a "20-year guarantee" or "25-year warranty", that is design life wearing the wrong label. No coating manufacturer operating in Ghana underwrites a warranty that long. Ask for the warranty period in writing, on the quotation.

Beware Cheap Quotes

  • Undercoated systems. Two coats specified, one delivered. You cannot tell by looking — it fails two rainy seasons later.
  • Bitumen tape instead of proper membrane. Fails in 2–5 years.
  • No warranty. Crew is gone after final payment.
  • No formal written quotation. Verbal estimate that can be walked back.
  • Material quantity that looks too small. At roughly 0.41 kg/m² across two coats, a 100 m² roof needs about 41 kg of coating. If the quote implies far less, the second coat is not being priced.

Ask: which system, how many coats, how many kilograms of material, what warranty, and can I see it in writing? A reputable contractor answers all five without hesitation.
