Rising damp is one of Ghana's most misdiagnosed building problems. Homeowners treat the symptoms (paint peeling, musty smell, salt deposits) again and again while the underlying moisture keeps moving upward through the walls. Without proper repair, it destroys plaster, ruins finishes, and creates permanent structural risk.

What Rising Damp Actually Is
Rising damp is the upward movement of groundwater through porous building materials by capillary action. Water is literally drawn up through the concrete or block work like liquid moving up a paper towel touching a spill.
In Ghanaian basement walls, rising damp typically travels:
- 1.0–1.5 metres up from the ground level
- Through concrete blocks, mortar joints, and even solid concrete
- Carrying dissolved salts from the soil (leaves visible salt marks on interior walls)
- Silently for months before visible damage appears

Before you spend anything, check the cheap causes first. A large share of the "rising damp" we are called out to inspect in Accra turns out to be a broken downpipe discharging against the wall, a planter bed banked up above the DPC line, or an air-conditioner condensate pipe dripping onto the foundation for two years. Walk the outside of the building after a heavy rain and look at where water actually goes. Fixing a downpipe costs a few hundred cedis; a chemical DPC costs thousands. Why Painting Over Rising Damp NEVER Works
Ghanaian homeowners often try to "fix" rising damp by repainting with waterproof paint. This fails because:
- Water is coming from BEHIND the paint (from within the wall)
- Waterproof paint traps moisture, making the problem WORSE
- Salt deposits push the paint off within weeks
- The underlying moisture continues to rise
- Damage now extends further up the wall
Rising damp must be treated at the source, not the surface.
The Permanent Repair — Multi-Step Process
Step 1: Diagnose Correctly

Step 2: Address the Source
Where possible:
- Improve site drainage (grade soil away from walls)
- Repair or install external DPC / waterproof membrane
- Install French drain at base of wall
- Repair broken downpipes discharging near foundation
Step 3: Install a Chemical DPC
Chemical damp-proof course involves injecting a water-repellent liquid into the wall at ground level, creating a horizontal barrier that stops water from rising further:
- Drill holes at 100–150 mm centres along the wall base
- Inject silicone-based DPC cream
- Chemical spreads laterally, forming continuous barrier
- Cures within 4–6 weeks
- Design life: 20–30 years, per the DPC cream manufacturer's stated figure
Step 4: Remove Contaminated Plaster
Any plaster contaminated with rising damp salts must be removed — typically to 1 metre above visible damp line. Old plaster acts as a salt reservoir; new plaster over it will fail within months.
Step 5: Apply Salt-Retardant Basecoat
Special basecoat plaster or salt-inhibiting render is applied to the exposed brickwork. This holds any residual salts back so they don't migrate to new finishes.
Step 6: Replaster and Finish
Standard plaster and paint applied over the salt-retardant basecoat. Note that the wall needs to dry out before it is decorated — roughly a month per 25 mm of wall thickness is the conventional rule, so a 225 mm wall can take the better part of a year to fully release its moisture. Alternative: Polyurethane Waterproofing on External Wall
For accessible external walls, an alternative is to apply polyurethane waterproof coating to the OUTSIDE of the basement wall (positive-side waterproofing). This stops groundwater from entering the wall at all:
- Excavate to expose external wall face
- Clean and prepare surface

One important limitation: this only works from the outside. If the wall cannot be excavated — which is often the case on a built-up plot — you are working on the negative side, where water pushes against the coating rather than being held out by it. Polyurethane alone will not survive that. Negative-side work needs a cementitious crystalline system that grows into the concrete pore structure. Any contractor who offers to solve a below-grade damp problem by painting PU on the inside face is selling you a repeat visit.
