Rising Damp vs Penetrating Damp — Six Ways to Tell

Rising damp forms an even tide mark up to about 1 metre and is present all year. Penetrating damp is an irregular patch at any height that follows the rain. They look similar on a wall and need completely different repairs — which is why so much money gets spent fixing the wrong one.

The Six Tests

Test 3 Is the Decisive One

If you only do one thing, do this: watch the wall through a rainy week and a dry week.

  • Damp unchanged either way — rising damp or a plumbing leak
  • Clearly worse during and after rain, better in dry weather — penetrating damp

Ghana's sharply defined seasons make this test easier here than almost anywhere. Harmattan is a natural drying experiment.

Why the 1-Metre Limit Exists

Rising damp is groundwater climbing through the pores of the blockwork by capillary action, like water up a wick. It rises until the rate of evaporation from the wall face matches the rate of supply from below.

In typical Ghanaian sandcrete that balance point sits at roughly 1 to 1.2 metres. Damp consistently above that height is not rising damp — whatever anyone tells you.

The Expensive Mistake

Treating rising damp with a waterproof coating on the internal wall face.

The groundwater keeps rising — nothing underground has changed. Sealing the inside simply stops it evaporating there, so it climbs higher until it finds unsealed plaster, and builds pressure behind the coating until it blows off, taking the plaster with it.

You have moved the problem up a metre and added a repair bill.

Check These Before Anything Else

Several apparent rising damp cases are actually simple external faults:

  • External ground or paving raised above the damp-proof course
  • Rain splash-back off hard paving onto the wall base
  • Blocked or broken downpipe discharging at the wall
  • Leaking underground pipe near the foundation
  • Air-conditioning condensate running down the wall

Fix any of these and the "rising damp" often resolves without a DPC at all.
