Wall Leakage in Ghana — Diagnose Before You Buy Anything

Water in a wall comes from five sources: the roof or parapet above, a plumbing leak inside, driving rain through porous blockwork, rising damp from the ground, or condensation. Every one needs a different repair. This is the single most misdiagnosed problem in Ghanaian buildings.

The Test That Settles It

Ask one question: does the damp change with the weather?

  • Worse during and after rain, dries in Harmattan — water is entering from outside. Roof, parapet or external wall.
  • Constant, year-round, unaffected by rain — rising damp or plumbing.
  • Worse at night or in closed rooms — condensation.

That single observation eliminates most of the possibilities before anyone climbs a ladder.

Trace It Upward, Not Sideways

Water runs down the inside of a wall before it shows. The visible patch is almost always lower than the entry point, sometimes by a full storey.

Check, in this order, working upward from the damp:

  1. Is there a bathroom, kitchen or pipe run directly above or behind?
  2. Does the wall meet a roof, parapet or balcony above?
  3. Is external ground level higher than the internal floor?
  4. Is there a blocked gutter or downpipe discharging onto this wall?
  5. Is the external face unpainted, porous blockwork facing the prevailing rain?

Why Sealing the Inside Fails

The instinct is to coat the damp patch from inside. It is almost always wrong.

The water is still arriving. Sealing the inside face simply stops it evaporating there — so it migrates further along the wall, builds pressure behind the coating, and eventually blows the plaster off. You have not stopped the leak; you have relocated it and added a repair bill.

Always treat the entry point, from the side the water comes from.
