Polyurethane vs Epoxy — Different Jobs, Not Competitors

Epoxy cures hard, bonds superbly and resists chemicals — but has almost no flexibility and breaks down in UV. Polyurethane cures flexible, stretches over 200%, and is UV-stable. For anything on a Ghanaian roof, the answer is polyurethane. For an interior workshop floor, it is epoxy.

They are frequently sold interchangeably in Ghana. They are not interchangeable.

The Two Numbers That Decide It

Elongation: 200% vs 3%. Concrete in Ghana moves every single day — a 20°C swing between afternoon heat and night. Polyurethane stretches with it. Epoxy cannot; it simply cracks along the movement line.

UV stability. Ghana sits at UV index 11+ for most of the year. Epoxy's molecular backbone breaks down under UV. It first chalks to a powdery surface, then yellows, then embrittles. This is not a quality issue — it is what epoxy does outdoors, regardless of price or brand.

On industrial projects the two are often combined deliberately:

  1. Epoxy primer — for its adhesion to difficult or contaminated concrete
  2. Epoxy build coat — where mechanical strength is needed
  3. Polyurethane top coat — for UV stability and flexibility

You get epoxy's bond and polyurethane's weather resistance. Common on plant rooms, external stair cores and exposed industrial decks.

The Mistake We See in Ghana

Epoxy floor paint sold as a roof coating. It is cheaper per litre, looks impressive when applied — hard, glossy, tough — and fails within one dry season. The gloss goes matt, the surface chalks white, and the first thermal cycle cracks it along every hairline in the slab.

If a supplier offers epoxy for your roof, ask two questions: what is the elongation, and is it UV-stable. The answers will end the conversation.
