Industrial-grade waterproofing for warehouses, factories, and large-format commercial roofs across Ghana. Why residential systems fail on industrial roofs and what actually works.
A leaking warehouse roof is not just a maintenance problem. It is a business-continuity problem. Wet inventory, damaged production equipment, halted shift work, and slippery walkways all cost real money. On any factory or warehouse doing meaningful throughput, a serious leak can cost more in one bad rainy season than a proper waterproofing programme would cost to install permanently.
Industrial roofs also have unique conditions that make residential waterproofing systems fail quickly:
- Large uninterrupted spans — 500 to 20,000 m² of roof, with massive thermal expansion and contraction between dawn and midday
- IBR or standing seam metal profiles with hundreds of screw penetrations, seam laps, and ridge caps
- Internal box gutters that collect water from vast catchment areas and are the highest failure point on any industrial roof
- Mechanical loads from foot traffic (maintenance crews, HVAC technicians, panel installers) and dropped tools
- Chemical exposure in some facilities (fertilizer plants, food processing, cold storage)
Residential polyurethane at 0.4 mm dry film thickness is not designed for these conditions. Industrial waterproofing requires a different specification.
The Four Systems We Install on Industrial Roofs
1. Heavy-Duty Polyurethane Coating (0.8–1.2 mm dry film)
Best for: Concrete industrial roofs, factory rooftops with foot traffic, warehouses with plant/equipment mounted on the roof.
How it works: Applied in 3–4 coats to build a dry film thickness of 0.8–1.2 mm (versus 0.4–0.6 mm on a home). This heavier film handles the thermal cycling and mechanical loads that break thinner residential coatings.
Design life: 20–25 years with a 5-year workmanship warranty.
Typical cost: GHS 260–400 per m² depending on substrate condition and access.
2. Fleece-Reinforced PU Membrane for Metal Roof Gutters
Best for: Internal box gutters on IBR / standing seam roofs — the number-one failure point on every industrial roof in Ghana.
How it works: Full length of the gutter is stripped, rust-treated, then coated with polyurethane primer, embedded polyester fleece, and topcoated. The whole gutter becomes one seamless waterproof channel that bridges rust holes and split seam laps.

3. Seam-Lap Sealing on IBR / Standing Seam Sheets
Best for: Whole-roof waterproofing on large-format metal roofs where full membrane replacement is uneconomic.
How it works: Every horizontal lap between metal sheets is stripped of old sealant, cleaned, treated with butyl rubber tape as a bridging layer, then coated with a UV-stable elastomeric topcoat. Screw penetrations are dosed individually with a hemispheric dab of coating over each screw head.
Design life: 10–15 years — designed as extending the life of an existing metal roof by another decade.
Typical cost: GHS 90–180 per m² of roof area.
4. Cementitious Crystalline Waterproofing for Below-Grade / Water Storage
Best for: Foundations, machine pits, effluent tanks, cold storage floors, potable water storage.
How it works: A cementitious slurry applied to the concrete surface. Active silicate crystals penetrate into the concrete matrix and react with free lime to form crystalline growth that permanently blocks capillaries. The waterproofing becomes part of the concrete rather than a coating on top of it.
Design life: Life of the structure.
Typical cost: GHS 150–250 per m².
What Industrial Waterproofing Contracts Look Like
Industrial jobs are managed differently from residential jobs. A typical warehouse or factory contract with us includes:
- Site survey and CAD-based measurement — not eyeball estimates; total roof area, gutter length, penetration count, all documented
- Formal method statement and risk assessment (fall protection, hot work permits if applicable, delivery access, waste removal)
- Fixed-price quotation broken out by area, gutter, penetrations, and access rigging
- Phased execution to minimise operational disruption — we work around shift patterns, close only sections of roof at a time, keep production areas dry throughout
- Progress inspections at prep, primer, membrane, and topcoat stages with photo documentation
- Formal handover pack — as-built drawings marked up, material batch codes, warranty certificates, water test results
- Annual inspection option — we come back once a year to check the whole roof and flag issues before they leak
