Why This Client Called Us
Tantra Hill, located in the elevated North Accra zone between Achimota and Pokuase, is a fast-growing residential area. New homes are going up every month — but most concrete slabs are poured without any waterproofing at all. The owners only discover the problem during the first rainy season, when water tracks through the slab and damages ceilings, paint, and finishes below.
This particular client called us before the rains started — a smart move. New concrete is the easiest surface to waterproof properly: clean, dry, and free of years of accumulated damage. The cost to waterproof now is a fraction of what they'd pay to fix water damage later.
Concrete Is Not Waterproof
This is the misunderstanding behind most leaking slabs in Ghana. Concrete is strong, but it is porous. Water sits on the surface, works into the capillaries, and finds its way through — especially at shrinkage cracks, construction joints, and around any pipe passing through the slab.
A floor slab with no membrane will pass water. It is not a question of if, only how long the concrete takes to saturate. Once it does, the damp appears on the ceiling below and the owner starts looking for a leak that does not exist as a single point — because the whole slab is wet.
Step 1 — Materials Arrive on Site
The job started with delivery. Fourteen 10kg buckets of single-component polyurethane waterproof coating, plus crack filler and rollers, were unloaded and staged at the access point.
Calculating your own materials
Coverage is quoted per coat, and waterproofing needs two. A 10kg bucket covers 40–80 m² per coat, so 20–40 m² as a finished membrane. Fresh, unsealed concrete sits at the bottom of that range — it drinks the first coat. Measure the full slab area, then add 10–15% for edges, penetrations and waste. Step 2 — Surface Preparation (The Step That Decides Everything)
Every waterproofing job stands or falls on surface preparation. Skip this step and your coating will lift within months, no matter how expensive the material.
Our team:
- Swept the entire slab clean with stiff brooms
- Removed all loose concrete, dust, and construction debris
- Identified and marked every visible crack — even hairline ones
- Filled major cracks with flexible crack filler and let them cure
- Used butyl rubber tape around rebar stubs and pipe penetrations
This step alone took two members of the team several hours. It looks unglamorous — just brooms and bending — but this is the foundation that lets the polyurethane coating reach its 20-year design life instead of failing in 20 weeks.
Step 3 — First Coat of Polyurethane
With the surface clean and prepped, the team applied the first coat of single-component polyurethane waterproof coating using long-handle rollers. The coating goes down as a thick, self-levelling grey liquid that bonds permanently to the concrete substrate.
Key technique points:
- Continuous coverage — no gaps between strokes
- Extra attention at slab edges and around the water tank base
- Brush-cut all 90-degree angles where the slab meets any upstand
- Roll evenly — too thick and it cracks during cure, too thin and the membrane has weak spots
On a large fresh slab like this one, the first coat disappears fast. New concrete is thirsty, and that is exactly why the first coat uses more material than people expect.
First coat applied. Now we wait — 4 to 6 hours for it to cure in Accra's heat.
Step 4 — Second Coat (Perpendicular Direction)
Once the first coat had cured to a tack-free surface, the team came back with the second coat. Critical detail: the second coat is rolled perpendicular to the first. If the first coat ran north-south, the second runs east-west.
Why? This crossing direction is what creates a true waterproof membrane. Any pinholes or thin spots in the first coat get covered by the second. Two layers, in opposite directions, become one seamless film with zero weak points.
This is the technique that separates a 20-year job from a 3-year job. Most contractors apply a single thick coat and call it done. We apply two coats in perpendicular directions — and that's the difference between work that lasts and work that doesn't.
Step 5 — The Finished Result
By late afternoon, the slab was complete. A smooth, seamless grey membrane covered the full floor area. Walking on it, you'd think it was poured rather than rolled — that's how level the finish is.
The view from the finished slab says it all. Overlooking Tantra Hill and the Accra skyline beyond, the homeowner now has a floor engineered to keep water out for two decades.

Why Tantra Hill Concrete Needs Waterproofing
