A popular filling station in Kasoa had a serious problem. Groundwater was pushing up from below — through the concrete of a fuel dispenser sump pit — pooling around the fuel plumbing. Left unfixed, water in the sump would eventually reach the dispenser lines and contaminate the fuel stock. NPA compliance issues. Customer complaints about bad fuel. In the worst case: station shutdown.

This is the exact problem most Ghanaian waterproofing contractors get wrong. It's not roof waterproofing. It's not spray-on paint. Sump pit waterproofing at a filling station is a specialized commercial job that requires understanding hydrostatic pressure, fuel resistance, and negative-side application on damp concrete. Get any of those three wrong and the sealant fails within months.

Why This Sump Pit Was Flooding

Kasoa sits on the low-lying stretch of coastal Ghana between Accra and the western coast. The subsoil is heavy clay. The water table — in most parts of Kasoa — sits within one or two metres of the surface. During and after the rainy season, this water table rises further. Many commercial sites are effectively built into a shallow, permanent underground pond.

A fuel dispenser sump pit is the concrete-lined containment box built into the forecourt underneath the dispensers. Its purpose is to catch spilled fuel and rainwater and prevent it from soaking into the ground. But that same pit sits below the natural ground level — which means it also sits below the water table.

When groundwater pressure exceeds the resistance of the concrete pit walls or floor, water forces itself IN. It comes up through:

  • Micro-cracks in the concrete floor and walls — invisible to the eye, but wide open to water under pressure
  • Pipe penetrations — anywhere a fuel supply line passes through the pit wall is a leak path
  • Cold joints — where the pit floor meets the walls, the concrete pour boundary is always the weakest waterproofing point
  • The construction joint at the sump-to-forecourt slab — another common failure point

This is called hydrostatic ingress. And it is the exact opposite of a roof leak. It cannot be solved with the same materials or the same techniques.

Why Standard Waterproofing Fails Here

Most Ghanaian waterproofing contractors quote sump pit jobs with the same materials they use for roofs — single-component polyurethane coating, applied to a dry surface, from the positive side. That approach fails in a sump pit for three reasons:

1. The pressure is on the wrong side

Roof waterproofing is positive-side — the coating is applied on the same side that the water hits. Rain lands on the coating; the coating repels it. Simple.

Sump pit waterproofing is negative-side — the water is on the OUTSIDE of the pit walls, and the coating has to be applied on the INSIDE. The water pressure pushes the coating AWAY from the substrate. A standard polyurethane will delaminate within weeks under negative-side pressure.

2. The substrate stays damp

You cannot dry out a sump pit built into a waterlogged site. Even if you pump it out and let it stand, water begins seeping back in within hours. Standard coatings require a bone-dry substrate to bond. Apply them to damp concrete and they blister, peel, and fail immediately.

Negative-side systems must be able to bond to and cure on damp or wet concrete. Very few coatings on the Ghanaian market can do this reliably.

3. It has to be fuel-resistant

Whatever coating goes into a fuel dispenser sump pit will inevitably contact diesel, petrol, and kerosene during operation. Standard polyurethane softens and dissolves in fuel exposure. The coating needs to be a fuel-resistant grade — typically an epoxy or hybrid polyurethane-epoxy system specifically formulated for hydrocarbon exposure.

Our Solution: Negative-Side Waterproofing System

For this Kasoa job, we deployed a purpose-built commercial sump pit waterproofing system:

Step 1 — Site Assessment & Pump-Out

Our team pumped the standing water out of the pit. We visually inspected every pipe penetration, joint, and surface for water paths. We identified the primary and secondary ingress points — marking each one for treatment. This assessment was completed alongside the station manager present on site.

Step 2 — Substrate Preparation

The pit was scrubbed clean of algae, fuel residue, and loose concrete. Existing failed coatings were mechanically removed. Cracks were opened up with a chase cut so the sealant would penetrate deep instead of just skimming the surface. We could NOT fully dry the pit — water re-entered within hours — but that is precisely what the system is designed for.

Step 3 — Cementitious Crystalline Primer

We applied a cementitious crystalline waterproofing primer that reacts with concrete to grow crystals inside the pores. This is the key step: instead of sitting ON the concrete surface (where hydrostatic pressure would push it off), the crystals become part of the concrete itself. Water can no longer travel through the pore network.

Step 4 — Pipe Penetration Treatment

Every pipe penetration was sealed with a fuel-resistant elastomeric collar. These are the highest-risk points on any sump pit — and the first place hydrostatic ingress typically shows up when a job is done incorrectly.

Step 5 — Fuel-Resistant Top Coat

Over the crystalline primer, we applied a fuel-resistant hybrid coating designed for continuous hydrocarbon contact. This coating serves two purposes: it provides additional waterproofing security, and it protects the concrete from fuel damage during operation.

Step 6 — Cure & Inspection

The full system was allowed to cure. We tested the seal by observing the pit for 24 hours. Zero ingress. The station's operations were never interrupted — fuel dispensing continued normally on the neighbouring pumps throughout the work.

  • Any water in your dispenser sump pits at all? Even small amounts. Water shouldn't be there.
  • Any staining on the pit walls above the pipe fittings? That's a sign water has been reaching that level.
  • Any recent complaints from customers about fuel quality? Water contamination is the #1 cause.
  • Any visible damp patches on the concrete around the sump pit hatches? Rising damp from the pit escaping through the surrounding concrete.
  • Any smell of fuel around the pit? If waterproofing has failed one way, it's failed the other way too — fuel is seeping OUT into soil.
