Bitumen has been used for waterproofing for thousands of years. Polyurethane liquid membrane is comparatively new — mainstream since the 1970s. Both work. Both are widely sold in Ghana. And which one is better for your specific building depends on factors most contractors won’t tell you about.

This guide compares the two systems honestly on ten criteria that actually matter, then tells you which to choose for which type of job.

What Each System Actually Is

Bitumen waterproofing

A petroleum-based material applied to your roof in one of three forms: torch-on membrane (rolled bitumen sheet melted onto the substrate with a gas torch), self-adhesive membrane (peel-and-stick bitumen sheet with a release paper backing), or bitumen tape (localised repair strips).

Polyurethane waterproofing

A liquid coating applied by roller, brush, or spray, which cures to form a seamless flexible membrane bonded directly to your substrate. Applied in two coats, optionally reinforced with polyester geotextile fleece between the coats.

A note on that design life row. Design life is how long the membrane is engineered to keep performing. It is not the warranty. Our workmanship warranty is 3 years and the manufacturer material warranty is 3 years — those are the periods someone comes back and fixes it at their cost. Any Ghanaian contractor advertising a "20-year warranty" on waterproofing is quoting design life under the wrong heading, and it is worth asking them to put the actual warranty term in writing.

Where Bitumen Still Makes Sense

Bitumen is not obsolete. There are specific situations where it’s still a rational choice:

  • Ground-level basement walls being back-filled with soil — UV isn’t a factor and the membrane is protected from mechanical damage by the backfill
  • Extremely tight budgets where you know the roof will be replaced in 10 years anyway
  • Very large flat commercial roofs where labour cost of a liquid system exceeds the material difference

In these cases, bitumen — particularly self-adhesive membrane — is a defensible choice. Torch-on we would still avoid because of the open-flame fire risk on any occupied building.

Where Polyurethane Is the Clear Winner

For most Ghanaian buildings, polyurethane is the better choice:

  • Any residential building — the 20-year design life pays for itself many times over
  • Complex roofs with parapets, penetrations, level changes, or gutters — the seamless application handles details that would need dozens of seams in a bitumen sheet system
  • Water contact surfaces — fish ponds, water tanks, swimming pools (bitumen leaches and cannot be used)
  • Roofs that see foot traffic — satellite installers, AC technicians, maintenance crews (bitumen tears; PU takes it)
  • Any location where fire risk during installation matters — no torch, no open flame
  • Metal roof gutters — bitumen doesn’t bond well to metal; PU does

What About Cost?

Upfront, bitumen is cheaper. Over 20 years, polyurethane wins by a wide margin.

Consider a typical 100 m² concrete roof over a 20-year horizon:

  • Bitumen path: Install year 0 (GHS 12,000), replace year 12 (GHS 15,000 accounting for inflation). Total: GHS 27,000 — and you are due a third install in year 24, just outside this window.
  • Polyurethane path: Install year 0 (GHS 18,000). No replacement inside the 20-year design life. Total: GHS 18,000.

Polyurethane costs roughly a third less over twenty years despite costing 50% more upfront. This is why serious building owners — hotels, schools, hospitals, warehouses — have moved almost entirely to polyurethane over the last decade.

Two honest caveats on that comparison. First, those are illustrative rates, not a quote — your actual figures depend on substrate condition, access, and how much parapet and upstand is in the measured area. Second, the bitumen replacement year is an estimate; a well-detailed self-adhesive system on a simple, shaded roof can outlast it, and a badly detailed one on a west-facing slab will fail sooner.

Which One Should You Pick?

Pick polyurethane if:

  • You plan to keep the building for more than 10 years
  • Your roof has any complexity — parapets, gutters, penetrations, corners
  • You have any water-contact surface (tank, pond)
  • Fire safety during installation is a concern
  • You want the longer design life and fewer disruptive re-roofs

Consider bitumen if:

  • The waterproofing is below grade (basement walls, retaining walls)
  • The building is a short-hold investment being flipped in a few years
  • You have a very simple flat roof with no penetrations and you’re willing to accept the shorter service life
