What's the Actual Difference?

Acrylic waterproofing coatings are water-based, relatively easy to apply, and cost less per litre than polyurethane systems. Polyurethane coatings form a denser, more elastic film that bonds more aggressively to concrete substrates and retains flexibility across a wider temperature range — a critical factor in Ghana, where roof surfaces swing from cool overnight temperatures to 70-75°C under direct midday sun.

The cost-per-year row is the one that matters. Acrylic looks cheaper on the quotation and costs roughly twice as much per year of actual protection, because you buy it again every 5-8 years — plus the labour, plus the surface preparation, plus whatever water got in during the season it failed.

Why UV and Heat Matter So Much in Ghana

Ghana's UV index regularly exceeds 11, among the highest globally, and dark or exposed concrete roof surfaces can reach 70-75°C in direct sun. Acrylic coatings, being softer and less UV-stable, chalk, thin, and crack under this combination far faster than in temperate climates. Polyurethane's denser structure and UV-stable additives resist that degradation much longer, which is why it is our default specification for any roof, parapet, or coastal-exposed surface.

The Labelling Problem in Ghanaian Hardware Shops

Both products sit on the same shelf, both say "waterproof", and the acrylic one is often the cheaper bucket with the more confident label. Some are sold simply as "waterproof paint", which is a third and thinner thing again.

Two checks before you buy. Look at the coverage rate on the tin — a true membrane goes on far heavier than a paint, so a product claiming very high coverage per litre is telling you it is a thin film. And look for a stated elongation at break; a coating that cannot stretch cannot bridge a crack, whatever the front of the bucket says.

Where Acrylic Still Makes Sense

Acrylic coatings remain a reasonable choice for interior wall waterproofing, low-exposure vertical surfaces, or budget-constrained projects where a shorter reapplication cycle is genuinely acceptable and planned for. It is not a good long-term choice for exposed flat roofs, parapets, or any surface facing direct sun and rain year-round.
