Waterproof Paint vs Waterproof Coating in Ghana — They Are Not the Same Thing

Walk into any hardware shop in Accra, ask for waterproofing, and you’ll be shown two things: waterproof paint and waterproof coating. They look similar in the tin. They’re not the same product. Confusing one for the other is one of the most common reasons homeowners think waterproofing “didn’t work.”

This guide breaks down what each product actually is, what it can and cannot do, and how to choose the right one for your job.

Waterproof Paint — What It Actually Is

Waterproof paint is a water-resistant decorative paint. It uses an acrylic or silicone binder with a high pigment loading. It bonds to a wall or ceiling like regular paint, then forms a thin water-repellent film.

Typical dry film thickness: 0.05–0.10 mm (very thin — similar to standard emulsion paint)

What it does well:

• Sheds light rain and moisture
• Resists mould growth for a period
• Delivers a finished decorative colour
• Costs relatively little (GHS 350–900 per 5 L can)

What it does NOT do:

• Bridge cracks — the film is far too thin
• Handle standing water — fails within hours of continuous immersion
• Stop rising damp or hydrostatic pressure
• Waterproof anything that flexes or moves (parapets, gutters, joints)
• Last more than 3–5 years before recoating in Ghanaian conditions

Waterproof Coating — What It Actually Is

Waterproof coating is a heavy-build, high-solids liquid membrane. Polyurethane, acrylic-modified, or cementitious formulations. Applied 5–10 times thicker than paint, it cures into a flexible, seamless membrane bonded to the substrate.

Typical dry film thickness: 0.8–1.2 mm (roughly 10× thicker than paint)

What it does well:

• Bridges hairline cracks in the substrate
• Handles standing water and immersion (roofs, gutters, tanks)
• Elongates 300–600% under stress — accommodates building movement
• Lasts 15–25 years in Ghanaian conditions
• Withstands foot traffic for maintenance

What it does NOT do:

• Look like decorative paint — the finish is rubbery, not smooth
• Cost as little — 5–10× the price per m² of waterproof paint
• Solve a rising damp problem inside the wall (that’s a DPC injection job)

Which One Do You Need?

Use waterproof paint if:

• You’re decorating an exterior wall that’s already structurally water-tight and just want extra moisture resistance
• Interior wall areas prone to condensation (not rising damp)
• You want a coloured finish over stucco or plaster
• Your budget is tight and the surface is above ground with no leak risk

Use waterproof coating if:

• The surface is a roof, gutter, parapet, water tank, or bathroom slab
• You have hairline cracks in concrete
• The surface sees standing water or immersion
• You want a long-term fix, not a 3-year one

Common Mistakes

• Using waterproof paint on a leaking roof. Will not stop the leak. Water pushes right through.
• Using waterproof paint on a parapet or gutter. Cracks within one season.
• Using waterproof coating on a decorative interior wall. Overkill and unattractive finish.
