Roof Leaks Around AC Units and Pipe Penetrations in Ghana (2026)
Share
Roofs leak around AC units and pipe penetrations because the mounting brackets, refrigerant lines, and drain pipes break through the roof's waterproofing layer at points that standard paint or coating can't properly seal. The fix is a reinforced membrane collar detail around each penetration, not another coat of paint over the top.
Why Penetrations Are the Weakest Point on Any Roof
A flat concrete roof is only as waterproof as its weakest detail, and penetrations — AC brackets, refrigerant lines, satellite dish mounts, plumbing vents, solar panel legs — are almost always where roofs fail first, ahead of the open field of the roof itself. Every bolt hole and pipe sleeve is a place where water can track downward along the metal or masonry into the slab, especially once thermal movement (roof surfaces in Ghana can reach 70-75°C) works the sealant loose.
Why a Quick Paint Fix Doesn't Last
It's common in Ghana for homeowners or handymen to slap waterproof paint around a leaking AC bracket and call it fixed. Paint bridges a flat surface reasonably well but can't form a flexible, bonded seal around an irregular 3D penetration — especially one that vibrates slightly when the AC compressor runs. Within one rainy season, the paint cracks at the joint and the leak returns, often worse because trapped moisture has already started degrading the slab underneath.
The Correct Repair: Reinforced Collar Detailing
Step 1: Diagnose the Actual Entry Point
Water often travels along a pipe or bracket before dripping somewhere else entirely, so tracing the true entry point matters more than treating where the ceiling stain appears. See our roof leakage guide for our diagnostic approach.
Step 2: Clean and Prime the Penetration
The area around the bracket or pipe is cleaned, loose material removed, and a compatible primer applied so the membrane bonds properly to both the concrete and the metal fixture.
Step 3: Apply a Fleece-Reinforced Collar
A fleece-reinforced polyurethane membrane is built up around the penetration in layers, forming a flexible, seamless collar that can move with thermal expansion without cracking. This is the same fleece-reinforced system we used on the metal roof gutter case study.
Step 4: Extend Coverage Beyond the Detail
The membrane is feathered out onto the surrounding roof field, not just dabbed at the penetration, so there's no hard edge for water to find.
| Approach | Typical Lifespan | Verdict |
|---|---|---|
| Paint over the bracket | Under 1 year | Not a fix |
| Silicone sealant bead | 1-2 years | Temporary only |
| Fleece-reinforced PU collar | 20-25 years | Correct fix |
Interim Fix While You Wait for a Proper Repair
If you have active dripping and can't get a technician out immediately, Waterproof Leakage Tape (GHS 250) or Waterproof Leakage Spray (GHS 200) can slow the leak temporarily — but these are stopgaps, not permanent solutions for a penetration detail.
