Ceiling Water Stains in Ghana — What They Mean and How to Fix Them Properly

A water stain on your ceiling is a mark left behind by water that reached the plaster or POP and then evaporated. The colour comes from minerals dissolved in that water and from the paint or plaster reacting with moisture. The stain itself is harmless — but the water source that created it is almost certainly still there.

What the Colour Tells You

• Faint yellow ring: Older stain, water dried, source may have been repaired or the leak is slow
• Darker brown or rust-coloured stain: Water passed through rusted metal (roof sheets or gutter) before reaching the ceiling
• Dark green or black patches: Mould has started growing — the leak is ongoing
• Fresh wet dark spot: Active leak right now, water still coming through

The 5 Most Common Sources

1. Roof or Parapet Leak (Most Common)

Water enters the roof somewhere — cracked parapet coating, failed gutter, rusted metal sheet, blocked drain — tracks along the concrete slab, and eventually drops through the ceiling.

Diagnosis: Stain appears or worsens during and after heavy rain. Often near an exterior wall or below a roof-mounted feature.

2. Plumbing Leak From the Floor Above

On multi-storey buildings, a leak from a bathroom, kitchen, or laundry pipe upstairs will show up as a ceiling stain below.

Diagnosis: Stain directly under a wet area upstairs. Worsens when that fixture is used. Appears independently of rain.

Fix: Have a plumber pressure-test the piping. Repair the pipe or joint. Then treat the ceiling.

3. Bathroom Slab Leaking From Above

Water in the upstairs bathroom pushes through a slab that was tiled without proper waterproofing membrane underneath.

Diagnosis: Stain directly below a shower, bathtub, or wash basin. No obvious plumbing leak on inspection. Slow, persistent.

4. Condensation From a Cold Space Above

In some homes, the ceiling void or roof space traps warm, humid air. As it hits cooler surfaces, water condenses and drips through as “phantom” ceiling stains.

Diagnosis: Stains appear in bathrooms, kitchens, and laundry rooms. Not linked to rain. Improves with better ventilation.

Fix: Install a properly vented extractor fan. Improve room ventilation.

5. AC Condenser Overflow

Wall-mounted split AC units have a condensate drain pipe. If it becomes blocked, water backs up and overflows through the wall or ceiling below.

Diagnosis: Stain appears below or beside an AC unit. Worsens when AC runs. Not related to rain.

Fix: Clear the AC condensate drain line. Have the technician verify proper drainage during service.

How to Properly Fix a Ceiling Stain

1. Find and fix the water source first. Painting over the stain without fixing the source guarantees it comes back within one rainy season.
2. Let the ceiling dry fully after the source is fixed. This can take 2–8 weeks depending on how wet it got.
3. Scrape any loose or flaking paint from the stained area.
4. Apply a stain-blocking primer. Standard emulsion will not cover the stain — you need a shellac-based or oil-based stain blocker. One coat, sometimes two.
5. Repaint the whole ceiling (not just the stained area) so the finish blends. Standard ceiling paint.
