The 12 real reasons roofs leak during heavy rain in Ghana — with the diagnosis, urgency, and typical fix cost for each. Read this before you call anyone.
Your roof leaks. It only leaks when it rains hard. Here are the 12 real causes and their fixes, in the order of how commonly they show up on Ghanaian buildings.
Start with number 2 on this list, not number 1. A blocked outlet costs a morning to clear and nothing to fix. It is also one of the most common causes on this page, and it produces a ceiling stain that looks exactly like a failed membrane. Rule it out before you spend anything.
1. Parapet Wall Coating Has Cracked or Peeled

2. Blocked Drain Outlet or Downpipe
Fix: Clean the outlet and run a hose down the downpipe. Then wait for the next serious rain before commissioning anything else — this alone resolves a meaningful share of the leaks we are called out to.
Cost: GHS 200–1,000, and often nothing if you do it yourself.
3. Split Seam Laps in the Metal Box Gutter

4. Cracked Coating Around Roof Penetrations
Fix: Cut back failed coating, install butyl rubber tape, fleece and topcoat.

5. Hairline Cracks in the Concrete Slab
Fix: Chase the cracks, fill with flexible crack filler, apply fleece-reinforced membrane.
Cost: GHS 140–220 per m².
6. Rust Holes Through the Metal Roof Sheet
Fix: Rust converter primer + fleece-reinforced membrane.
Cost: GHS 2,000–8,000.
7. Failed Silicone or Bitumen Patch From Previous Repair
Fix: Remove the old patch. Prime substrate. Install proper fleece-reinforced membrane.

8. Faulty Roof Falls (Slab Not Sloping to Drain)
Fix: Build up low points with fresh screed before waterproofing.
Cost: GHS 40–80 per m² of screed correction.
9. Failed Wall-to-Slab Junction
Fix: Chase and clean the joint, apply butyl tape as a bridge, fleece-reinforced coating over the entire angle.

10. Broken Roof Tiles or Displaced Shingles
Fix: Replace damaged tiles/shingles.

One Cause That Is Not on This List
If the damp is at the bottom of a wall, with a horizontal tide line and white salt deposits, and it is there whether or not it has rained — that is not a roof leak. It is rising damp, water moving up through the wall from the ground. No roof repair will touch it, and no waterproof coating will either. It needs a chemical damp-proof course. How to Diagnose Your Specific Leak
- During heavy rain, note where water appears inside
- Wait for rain to stop
- Clear the gutters and outlets first, then see whether it recurs
- If it does, get on the roof and inspect the 12 items above in a spiral out from the internal leak location
