The Engineer's Guide to Waterproofing Detail Design in Ghana
Waterproofing failures in Ghanaian buildings almost never happen in the middle of a slab. They happen at the details. Roof-to-wall junctions, parapet upstands, expansion joints, pipe penetrations, and movement joints — these are where the great majority of leaks originate. And they are the direct responsibility of the design engineer.
This guide is written for structural engineers, MEP engineers, and consulting engineers working on Ghanaian building projects. It covers what you need to specify, how to detail it, and what common mistakes to avoid — with reference to Ghana Standards Authority (GSA), BS 8102, and BS 6229.
Why Waterproofing Detail Design Falls to the Engineer
In Ghana's design-and-build environment, waterproofing is often treated as "the contractor's problem." This is a mistake. Waterproofing detail design must be integrated into the structural and MEP design at three critical stages:
- Concept design: Structural form determines where movement joints, drainage falls, and parapets must go
- Detail design: Every junction and penetration must be dimensioned, specified, and detailed on drawings
- Construction: The engineer must review contractor shop drawings and verify installation
Skip any of these stages and the building leaks — usually within 18 months.
The 7 Critical Detail Types Every Engineer Must Specify
1. Roof-to-Wall Junctions (Parapet Upstand)
The single most common leak location in Ghanaian flat-roof construction. Must be detailed with:
- Minimum 200 mm upstand height above finished roof level (250 mm preferred for Ghana's rainy-season deluges)
- Continuous waterproof membrane turned up and mechanically fastened OR chased into a coping-stone rebate
- Fleece-reinforced polyurethane detail at the internal corner — do NOT rely on liquid membrane alone at this critical angle
- Metal drip flashing (aluminium or GI, min 0.7 mm gauge) capping the upstand

2. Expansion & Movement Joints
Ghana's daytime–nighttime temperature swing (up to 20°C) creates significant thermal movement. Concrete roofs expand and contract, and waterproofing membranes MUST accommodate this without splitting. Detail requirements:
- Movement joints at 6-metre centres maximum on flat roof slabs (BS 6229 recommendation)
- Compressible backing rod + polyurethane sealant + fleece-reinforced membrane over the joint
- Membrane locally debonded at the joint centre-line to allow movement
- Never use rigid cementitious waterproofing across a movement joint — it will crack within 2 seasons
3. Pipe & Cable Penetrations
Every penetration is a potential leak. Specification requirements:
- Minimum 100 mm collar/upstand around each penetration
- Puddle flanges for pipes ≥ 50 mm diameter (cast into slab during structural pour)
- Fleece-reinforced membrane wrap extending minimum 150 mm up the pipe and 200 mm onto the surrounding roof
- Elastomeric sealant (polyurethane or MS polymer) at the pipe/membrane interface
4. Floor-to-Wall Junctions (Wet Areas)
Bathrooms, kitchens, and utility rooms need continuous waterproofing turning up the wall a minimum of 150 mm above finished floor level, or 1,800 mm inside shower enclosures. Reference: Bathroom Waterproofing Before Tiling.
5. Balcony & Terrace Junctions
Detail must handle both waterproofing continuity AND drainage:
- Fall to outlet: minimum 1:80 (1.25%) — steeper preferred in Ghana
- Turn-up at balcony door threshold: minimum 100 mm
- Continuous membrane bond-breaker under threshold; separate expansion strip at the door frame

6. Drainage Outlets & Box Gutters
Ghanaian rainfall intensity can exceed 100 mm/hour during peak storms. Under-sized drainage causes ponding and eventual membrane failure. Design guidance:
- Roof drainage calculated at minimum 150 mm/hour design rainfall (BS EN 12056-3, adjusted for Ghana)
- Overflow scuppers mandatory at 25 mm below main drainage inlet level
- Box gutters: minimum 1:100 fall, fleece-reinforced membrane throughout

7. Below-Grade Basement & Retaining Walls
Ghana's high water table (especially in coastal Accra and Tema) creates significant hydrostatic pressure. Specification per BS 8102:
- Grade 3 environment: dry, no dampness (residential basements) — requires Type A (barrier) + Type C (drained cavity)
- Grade 2 environment: dry, minor damp (car parks) — Type A single-layer acceptable if backed by drainage
- Detail waterstops at every construction joint
Ghana-Specific Engineering Considerations
Climate Factors
- UV exposure: Ghana's UV index averages 11+ (extreme). Bitumen degrades under this load — specify polyurethane or PMBS (polymer-modified bitumen sheet)
- Roof surface temperature: Dark bitumen roofs hit 75–85°C in dry season. Bitumen softens above 55°C. Specify white/reflective coating over bitumen OR switch to polyurethane which stays stable to 80°C+
- Rainfall intensity: Peak storms exceed 100 mm/hour. Under-designed drainage means ponding, and ponding means membrane failure within 2–3 years
- Coastal salt aggression: Within 5 km of the coast (most of Accra, all of Tema, Takoradi), specify chloride-resistant systems and stainless steel fixings. Expect real-world service life 20–30% below the inland figure

The 5 Most Common Engineering Detail Mistakes
- Insufficient upstand height — 100 mm is too low for Ghana's storms. Specify 200 mm minimum, 250 mm preferred.
- No fleece reinforcement at internal corners — liquid membrane alone WILL crack at 90° corners under thermal cycling. Always specify fleece reinforcement at critical junctions.
- Movement joints omitted or wrongly detailed — rigid waterproofing spanning a movement joint is a guaranteed failure. Always design for movement.
- Drainage under-sized — designing to 75 mm/hour (UK standard) instead of Ghana's peak rainfall. Ponding is a leading cause of premature membrane failure.
- Specifying a film thickness or warranty nobody can deliver — see below. It disqualifies compliant bidders and hands the job to whoever was willing to sign it.
Specify Application Rate, Not Dry Film Thickness
The enforceable number is kilograms per square metre
DFT cannot be verified on a Ghanaian site without gauges nobody brings, and a dispute over it goes nowhere. Application rate can be checked by any resident engineer against delivery notes and empty containers. Verified reference: 150 kg of two-coat polyurethane over 370 m² — 0.41 kg/m² — from a documented residential project at Kpone Katamanso. Where a client standard requires DFT, take it from the specific product's technical data sheet; solids content varies materially between manufacturers.
Sample Specification Language for Engineers
"Waterproofing to concrete roof slab: single-component polyurethane liquid membrane applied in two coats, perpendicular to one another, at a minimum total application rate of 0.40 kg/m² across both coats. All internal corners, upstands and penetrations reinforced with non-woven polyester fleece embedded in the first coat. Contractor to produce delivery notes and empty containers for quantity reconciliation at each stage certification. System to be Fest Ghana Limited PU membrane or equal approved, with a 3-year workmanship warranty and 3-year manufacturer material warranty. The System design life of 20 years is a service-life expectation and shall not be construed as a warranty."
Note the final sentence. Writing "20-year warranty" into an engineering specification — which is common in Ghanaian tender documents — makes the clause unenforceable and removes every honest bidder from the field. State design life and warranty as separate defined terms.
Coordination With Quantity Surveyor & Architect
Waterproofing costs 1.5–4% of building cost — but repairs cost many times the original spec. Coordinate early:

- Check the developed surface area on any curved or pitched element — not the plan footprint
- Attend site meetings during waterproofing installation, or send a resident engineer

What warranty should I require from the waterproofing contractor?
A 3-year workmanship warranty and a 3-year manufacturer material warranty, backed by an insured Ghanaian company, with design life stated separately. Do not specify longer — no coating manufacturer operating in Ghana underwrites a 10-year or 20-year warranty, so requiring one filters for bidders willing to sign what they cannot honour. How do I verify on site that two coats were actually applied?
Reconcile quantity against area. At roughly 0.41 kg/m² for two coats, a 1,000 m² roof consumes about 410 kg. Count the empty containers at each stage certification. This is far more reliable than visual inspection — a single thick coat looks identical to two thin ones once cured, and fails two seasons later.
