Practical waterproofing specification guide for Ghanaian buildings. System selection, key detail zones, drawing notes, and BOQ language that gets built correctly — not what looks good on the tender.
Every architect knows the problem. Specify a waterproofing system on the tender drawings. Watch it disappear in the built work as the contractor value-engineers to the lowest-cost alternative. Return two years later to a leaking building that everyone blames on “the design.”
The way you write your waterproofing specification determines whether the building actually gets waterproofed. This guide gives you the specification language, detailing standards, and drawing notes that survive tender, procurement, and site execution.

Critical Detail Zones — What to Detail on Drawings
The waterproofing membrane itself rarely fails in the middle of a slab. Failures happen at junctions. Detail every one of these zones explicitly on your working drawings:
1. Wall-to-slab junction (parapet base)
- Cementitious cove fillet: minimum 25 mm radius
- Butyl tape bridging: 100 mm wide, centred over joint
- Membrane up-turn: minimum 150 mm above finished floor level, terminating in a chase
- Termination bar or chase pointing to seal top edge
2. Pipe and vent penetrations
- Preformed EPDM collar OR butyl tape wrap: 75 mm up the pipe, 100 mm out onto substrate
- Membrane dressed over the collar, sealed at all edges
- Second reinforcing collar over the membrane for critical penetrations
3. Drain outlets and gullies
- Membrane must extend into the throat of the drain body
- Clamping ring or preformed sleeve to lock membrane at outlet
- Slab falls: 1:80 to 1:100 minimum toward outlet
4. Movement joints and expansion joints
- Backer rod at the base of the joint
- Elastomeric sealant on top of backer rod
- Bridging membrane strip (fleece-reinforced) 200 mm wide over the joint
- Membrane locally debonded at joint centre-line to allow movement
5. External corners (parapet returns)
- Preformed corner pieces OR site-formed butyl reinforcement
- Additional fleece patch, 300 mm each side of the corner
- Never allow butt joints in the membrane at a corner
Specification Language That Survives Tender
Use precise, product-neutral specification language. Naming a specific brand invites contractor substitution with lower-quality equivalents. Instead, specify performance criteria:
Sample specification clause — flat roof waterproofing
2.1 Waterproofing to concrete flat roof.
Supply and install a single-component polyurethane liquid-applied waterproofing membrane, acrylic-modified, applied in two coats to achieve a minimum dry film thickness of 0.8 mm. System shall be UV-stable, elastomeric with minimum 300% elongation at break, and compatible with priming of dust-free concrete substrate.
Materials shall be manufactured under ISO 9001 quality management and supported by a manufacturer’s technical data sheet indicating compliance with EN 1504-2 or equivalent. Application shall be by manufacturer-trained personnel with documented experience of at least three (3) similar projects.
System shall carry a minimum 3-year installer workmanship warranty and 15-year manufacturer material warranty. Refer to detail drawings 2.1-A through 2.1-F for terminations, penetrations, and up-turns.
Drawing Notes That Prevent Value-Engineering
Include these as standard notes on every waterproofing detail drawing:
- Note 1: Substrate to be dry, sound, and free of laitance, dust, oil, and loose material prior to primer application. Moisture content to be verified below 5%.
- Note 2: Priming to substrate manufacturer’s recommendation. First coat to be applied only after primer has reached tack-free state.
- Note 3: Second coat to be applied perpendicular to the direction of the first coat. Interval between coats not to exceed 24 hours.
- Note 4: Membrane to be terminated at a chase minimum 25 mm deep, pointed with cementitious sealant. Cover flashing to be installed over termination.
- Note 5: Water test to be conducted after full cure. Any pinholes, holidays, or defects to be made good at contractor’s cost. Handover only after successful water test witnessed by architect or QS.
- Note 6: Contractor to provide manufacturer’s technical data sheet, batch codes for all materials, and installer certification prior to commencement.
Common Specification Failures We See in Ghanaian Tenders
- Specifying “waterproofing” without a system or dry film thickness. Result: lowest-cost bituminous paint gets installed and fails in 3 years.
- Naming a specific brand without “or equivalent approved” clause. Result: contractor buys the brand, but installs it wrong, and the manufacturer disclaims warranty.
- No performance criteria (elongation, thickness, warranty). Result: no basis for QA rejection when the wrong product is supplied.
- No installer qualification requirement. Result: unqualified crew, poor detailing, early failure.
- Waterproofing specification omitted from BOQ. Result: contractor “absorbs” it — which means skips it.
