Practical waterproofing specification guide for Ghanaian buildings. System selection, key detail zones, drawing notes, and BOQ language that gets built correctly — not what looks good on the tender.

Every architect knows the problem. Specify a waterproofing system on the tender drawings. Watch it disappear in the built work as the contractor value-engineers to the lowest-cost alternative. Return two years later to a leaking building that everyone blames on “the design.”

The way you write your waterproofing specification determines whether the building actually gets waterproofed. This guide gives you the specification language, detailing standards, and drawing notes that survive tender, procurement, and site execution.

Specify application rate, not dry film thickness

DFT is the traditional way to write a liquid membrane specification and it is almost unenforceable on a Ghanaian site. Nobody has a wet-film comb or a DFT gauge, the reading varies across the roof, and a dispute about it goes nowhere. Kilograms per square metre can be checked by anyone against delivery notes and empty containers. Specify the rate, require quantity reconciliation before certification, and the second coat stops going missing.

The 0.40 kg/m² figure is derived from a documented Fest Ghana project: 150 kg of two-coat polyurethane over 370 m² at Kpone Katamanso. Porous, unsealed or previously uncoated concrete will exceed it — specify it as a minimum, not a target. Where DFT is required by a client standard, obtain it from the specific product's technical data sheet rather than assuming a generic figure.

Critical Detail Zones — What to Detail on Drawings

The waterproofing membrane itself rarely fails in the middle of a slab. Failures happen at junctions. Detail every one of these zones explicitly on your working drawings:

1. Wall-to-slab junction (parapet base)

  • Cementitious cove fillet: minimum 25 mm radius
  • Butyl tape bridging: 100 mm wide, centred over joint
  • Membrane up-turn: minimum 150 mm above finished floor level, terminating in a chase
  • Termination bar or chase pointing to seal top edge

2. Pipe and vent penetrations

  • Preformed EPDM collar OR butyl tape wrap: 75 mm up the pipe, 100 mm out onto substrate
  • Membrane dressed over the collar, sealed at all edges
  • Second reinforcing collar over the membrane for critical penetrations

3. Drain outlets and gullies

  • Membrane must extend into the throat of the drain body
  • Clamping ring or preformed sleeve to lock membrane at outlet
  • Slab falls: 1:80 to 1:100 minimum toward outlet

4. Movement joints and expansion joints

  • Backer rod at the base of the joint
  • Elastomeric sealant on top of backer rod
  • Bridging membrane strip (fleece-reinforced) 200 mm wide over the joint
  • Membrane locally debonded at joint centre-line to allow movement

5. External corners (parapet returns)

  • Preformed corner pieces OR site-formed butyl reinforcement
  • Additional fleece patch, 300 mm each side of the corner
  • Never allow butt joints in the membrane at a corner

Specification Language That Survives Tender

Use precise, product-neutral specification language. Naming a specific brand invites contractor substitution with lower-quality equivalents. Instead, specify performance criteria and a verifiable quantity:

2.1 Waterproofing to concrete flat roof.

Supply and install a single-component polyurethane liquid-applied waterproofing membrane, applied in two coats perpendicular to one another, at a minimum total application rate of 0.40 kg/m² across both coats. System shall be UV-stable and elastomeric, and shall be applied to a clean, sound, dry substrate with moisture content verified below 4%.

Materials shall be supported by a manufacturer's technical data sheet stating application rate, elongation at break, and cure times. Application shall be by personnel with documented experience of at least three (3) similar projects.

The Contractor shall provide delivery notes and produce empty containers on site for count at each stage certification. Quantity delivered shall reconcile with the measured area prior to certification of payment.

System shall carry a minimum three (3) year installer workmanship warranty and a three (3) year manufacturer material warranty. The System design life of twenty (20) years is a service-life expectation and shall not be construed as a warranty. Refer to detail drawings 2.1-A through 2.1-F for terminations, penetrations, and up-turns.

Note the last paragraph. Specifying a 10-year or 15-year material warranty — as many Ghanaian tender documents do — disqualifies every compliant bidder, because no coating manufacturer operating here underwrites one. You are left choosing between bidders who told you the truth and lost, and bidders who signed something they cannot honour.

Drawing Notes That Prevent Value-Engineering

Include these as standard notes on every waterproofing detail drawing:

  • Note 1: Substrate to be dry, sound, and free of laitance, dust, oil, and loose material prior to application. Moisture content to be verified below 4%.
  • Note 2: First coat to be applied only after any priming has reached tack-free state.
  • Note 3: Second coat to be applied perpendicular to the direction of the first coat. Interval between coats not to exceed 24 hours. Each coat to be completed in a single continuous operation — no cold joints.
  • Note 4: Minimum total application rate 0.40 kg/m² across both coats. Empty containers to be retained on site for count at stage certification.
  • Note 5: Membrane to be terminated at a chase minimum 25 mm deep, pointed with cementitious sealant. Cover flashing to be installed over termination.
  • Note 6: Water test to be conducted after full cure. Any pinholes, holidays, or defects to be made good at contractor's cost. Handover only after successful water test witnessed by architect or QS.
  • Note 7: Contractor to provide manufacturer's technical data sheet, batch codes for all materials, and installer references prior to commencement.

Common Specification Failures We See in Ghanaian Tenders

  1. Specifying “waterproofing” without a system or quantity. Result: lowest-cost bituminous paint gets installed and fails in 3 years.
  2. Specifying dry film thickness with no way to verify it. Result: the clause is decorative. Nobody measures, and the second coat quietly disappears.
  3. Specifying a warranty period nobody can underwrite. Result: compliant bidders are marked non-compliant and the contract goes to whoever was willing to sign it.
  4. Naming a specific brand without “or equivalent approved”. Result: contractor buys the brand, installs it wrong, and the manufacturer disclaims the warranty.
  5. No installer qualification requirement. Result: unqualified crew, poor detailing, early failure.
  6. Waterproofing omitted from the BOQ. Result: the contractor “absorbs” it — which means skips it.
