Metal Box Gutter Inspection Checklist — The 6-Monthly Guide Every Facility Manager Needs

The metal box gutter is the highest-failure component of any Ghanaian IBR roof. It sits directly above your ceiling void, collects water from a large catchment, and slowly rusts every year. When it finally fails, it takes down operations, damages inventory, and turns a preventive maintenance job into an emergency repair costing five to ten times more.

This inspection routine catches problems 6–24 months before they leak. Print it out. Give it to your facilities team. Run it twice a year: once at the end of the dry season (March–April) before the major rains, and once after the heavy rains end (October) so you can plan repairs for the next dry season.

General Condition

1. Overall gutter cleanliness — leaves, twigs, debris, bird nests present?
2. Standing water in any section 24 hours after last rain?
3. Vegetation growing in the gutter?
4. Wildlife damage — bird droppings, rodent activity?

Metal Substrate

5. Visible rust patches on gutter base? Note percentage of length affected.
6. Any pinhole perforations — test by pouring a bucket of water and watching from below
7. Rust streaks on the fascia or exterior wall below?
8. Deformation, denting, or sagging of the gutter shape?

Seams and Joints

9. Every seam lap between metal sections — sealant intact?
10. Rivet joints — all rivets present and tight?
11. End-cap seals — water-tight at each end?
12. Junction with downpipe — sealed and free-flowing?

Screw Penetrations

13. All screws present? Note any missing.
14. Rubber washers under screws — intact or cracked/hardened?
15. Visible corrosion around any screw head?

Drainage

16. Every drain outlet clear — pour water and time the drainage
17. Downpipe running full when tested? No back-pressure?
18. Downpipe base — discharging to storm drain, not against the wall?

Previous Repairs

19. Any silicone patches present — age? condition? cracks?
20. Any bitumen tape repairs — lifting? melting? cracked?
