Waterproofing Services in Nungua 2026: Coastal Roofs, Costs & Fixes
Share
Waterproofing a concrete roof in Nungua costs about GHS 80-130 per m² for a standard 2-coat polyurethane system in 2026. Because Nungua sits within a few kilometres of the sea, plan on 14-17 years of realistic service from a standard system, or 17-20 years if the parapets and gutters are fleece-reinforced over a chloride-blocking primer.
Why Nungua roofs fail differently
Nungua is squeezed between the Gulf of Guinea and the Spintex corridor. That position brings three stresses that inland towns like Kumasi or Koforidua do not face in the same combination:
- Airborne salt. Chlorides settle on every roof within about 15 km of the shore. They attack exposed reinforcement where concrete cover is thin and they weaken the bond of coatings applied over an unwashed surface.
- UV and heat. UV index regularly passes 11 and dark roof surfaces reach 75°C. Bitumen softens above about 55°C, which is why old torch-on and bitumen paint on Nungua roofs often looks slumped at the upstands.
- Short, violent storms. Accra averages only about 800 mm of rain a year, but individual storms can exceed 100 mm per hour. A roof that drains slowly will pond and find every weak joint in a single afternoon.
Add a daily thermal swing of around 20°C and you have a roof that is expanding, contracting and being salted every day. The membrane has to stay flexible and stay bonded.
What we typically find on Nungua roofs
- Parapet cracks at the slab junction — the most common entry point. Hairline cracks open and close with the heat.
- Blocked or undersized outlets — sand and leaves from the Harmattan season collect and water ponds against the parapet.
- Rust staining on the ceiling below — a sign that salt-laden water has reached the rebar. This needs concrete repair before any coating.
- Old cement-based coatings crazing — rigid systems crack when the slab moves.
What to specify, and where not to overspend
| Roof area | Recommended system | Installed rate (GHS/m²) | Why |
|---|---|---|---|
| Open, sound roof field | 2-coat polyurethane | 80-130 | Sound slab moves little; fleece adds cost with no gain here |
| Parapets, upstands, gutters | Fleece-reinforced PU over chloride-blocking primer | 180-280 | Bridges cracks up to ~3 mm vs ~0.3 mm for unreinforced |
| Penetrations (tank stands, AC, pipes) | Fleece collar + PU | 180-280 | Movement concentrates at every penetration |
| Alternative whole-roof option | Torch-on bitumen | 150-220 | Workable, but softens in coastal heat above ~55°C |
One thing that may cost us a sale: do not fleece the whole roof. Fleece does not extend the 20-year design life. It bridges wider cracks. On a sound open roof field it roughly doubles cost for no benefit. Put it where the cracks are — the edges and penetrations — and use standard 2-coat PU elsewhere.
How long will it last in Nungua?
| Figure | Value | What it means |
|---|---|---|
| Design life | 20 years | How long the membrane is engineered to perform |
| Realistic service life, Nungua, standard | 14-17 years | Coastal salt and UV shorten outcomes |
| Realistic service life, Nungua, coastal-rated fleece + chloride-blocking primer | 17-20 years | Salt-resistant detailing recovers most of the design life |
| Workmanship warranty | 3 years | We return and fix at our cost |
| Manufacturer material warranty | 3 years | Covers material defects |
The warranty is the period we return and fix it at our cost. The design life is how long the membrane is engineered to keep performing. Anyone in Ghana offering a "20-year warranty" on waterproofing is quoting design life under the wrong heading.
How much material does a Nungua roof need?
Coverage is always quoted per coat, and waterproofing needs two coats. Use these figures:
- Polyurethane Coating 5kg — GHS 500: 20-40 m² per coat, so 10-20 m² finished with 2 coats.
- Polyurethane Coating 10kg — GHS 1,000: 40-80 m² per coat, so 20-40 m² finished with 2 coats.
- Working take-off rate: about 0.4 kg per m² across two coats.
For a typical 120 m² Nungua bungalow roof, that is about 48 kg — five 10kg pails. Our documented Kpone Katamanso project, a few kilometres east along the same coast, used 150 kg on 370 m² — 0.41 kg/m².
Before you pay anyone: three checks
- Clear the outlets first. If water sits because an outlet is blocked, clearing it is free. Do that before paying for a tapered screed.
- Ask how many kilograms the quote includes. Divide by the roof area. Much below 0.4 kg/m² means one coat, not two.
- Ask whether the roof will be washed of salt before priming. On the coast, this step matters.
Emergency stop-gaps while you wait
For an active drip during the rains, Leak Seal Tape (GHS 250) over a clean dry crack, or Waterproof Leakage Spray (GHS 200) on a small area, will hold until a proper membrane goes on. For water actively pushing through concrete, Plugging King (GHS 100) sets under water. These are repairs, not a roof system.

We inspect, measure and give you a written quote that states the kilograms, the number of coats and where fleece is — and is not — being used. Book an inspection or call 0555 548 001.
