Waterproofing Services in Kwabenya 2026: Phased Builds & Flat Roofs

Roof waterproofing in Kwabenya costs about GHS 80-130 per m² for a standard 2-coat polyurethane system in 2026. Many Kwabenya homes are phased builds whose flat roof will one day become a floor; that roof still needs a membrane now, with every cluster of starter bars detailed as a penetration. Leaving it bare for a few rainy seasons corrodes the steel you will build on later.

Kwabenya's building pattern

Kwabenya, Taifa, Haatso and the estates around Atomic Junction grew fast on hilly ground north of the city. Much of it is owner-built in phases: a ground floor goes up, the family moves in, and the roof slab waits — often for years — with columns' starter bars sticking out for the next floor. That slab was designed as a floor, not a roof. It usually has no falls, no proper outlets and dozens of steel penetrations.

Kwabenya sits roughly 15-20 km inland, at the edge of the coastal salt band. Salt exposure is lighter than in Nungua or Teshie, so realistic outcomes sit nearer the inland range. The membrane's design life is 20 years either way.

The three problems we see most

1. Starter bars

Every exposed bar is a path for water. Rain runs down the steel, into the column head and the slab around it. Rust expands, cracks the concrete, and the crack lets in more water. The fix is a fleece-reinforced PU collar at the base of each cluster and caps over the bar ends.

2. Flat slabs with no falls

A floor slab is level. On a roof, that means ponding. Before anyone sells you a tapered screed, check whether a simple outlet or spout at the low corner would drain it. Often it will, for a fraction of the cost.

3. Hillside run-off

On sloping plots, water from above soaks the uphill wall. That is a wall and drainage problem, not a roof problem. Our Aburi hillside villa job combined a retaining wall membrane with a drainage channel for exactly this reason.

What to specify on a phased-build roof

Element System Rate (GHS/m²) Note
Open slab 2-coat polyurethane 80-130 Can be screeded over when you build up
Starter bar clusters Fleece collar + PU + bar caps 180-280 (small areas) Most leaks start here
Parapet or upstand (if any) Fleece-reinforced PU 180-280 Bridges cracks up to ~3 mm
Outlet / spout Fleece collar into the pipe Priced per point Clear or add outlets first

Do not fleece the whole slab. Fleece does not extend the 20-year design life; it bridges wider cracks. Across a sound slab it roughly doubles the cost for no gain.

Material take-off for DIY

Use about 0.4 kg per m² for two coats. Coverage on the pail is per coat:

A typical 140 m² Kwabenya slab needs about 56 kg: five 10kg pails plus one 5kg. For our Kpone Katamanso project the measured rate was 0.41 kg/m².

Life and warranty

Figure Value
Design life 20 years
Workmanship warranty 3 years
Manufacturer material warranty 3 years

The warranty is the period we return and fix it at our cost. The design life is how long the membrane is engineered to keep performing. Anyone offering a "20-year warranty" on waterproofing is quoting design life under the wrong heading.

Quick fixes before the full job

For a single dripping crack, Leak Seal Tape (GHS 250). Around a rusty bar base where tape won't sit, Waterproof Leakage Spray (GHS 200). For water pushing through a hole in concrete, Plugging King (GHS 100).
