Water-Based vs Acrylic vs Polyurethane Waterproofing in Ghana (2026)

Water-based is not a type of waterproofing. It describes the carrier — what the resin is mixed into — not the resin doing the work. Acrylic and polyurethane are the actual chemistries, and most acrylic waterproofers sold in Ghana are water-based, which means "water-based" and "acrylic" are usually the same product under two names. The decision that matters is acrylic versus polyurethane, and it turns on a single question: does water ever sit still on the surface?
First, Clear Up the Naming
Walk into any paint shop in Accra and you will be offered "water-based waterproofing", "acrylic waterproofing" and "polyurethane waterproofing" as if they were three parallel options. They are not, and the confusion costs people money.
Every liquid coating has two parts:
- The resin — the solid that stays behind and forms the film. This is acrylic, polyurethane, bitumen, or something else. It determines how the finished membrane behaves.
- The carrier — the liquid that lets you spread it, which then leaves. This is water-based or solvent-based. It mostly determines the smell, the clean-up, and how it cures.
So "water-based" answers a different question than "acrylic". You can have a water-based acrylic (very common), a water-based polyurethane (exists, less common here), and a solvent-borne moisture-curing polyurethane — which is what most professional-grade PU in this market is.
Practical translation: when a seller says "water-based", they almost always mean an acrylic emulsion. Ask which resin it is. If they cannot tell you, that is itself the answer.
The Comparison That Actually Matters

The One Difference That Decides It
An acrylic emulsion cures by losing water. The resin arrives as microscopic particles suspended in water; as the water evaporates, those particles pack together and fuse into a film. It is a physical process, not a chemical one — and physical processes can run backwards.
Put standing water on that film for long enough and it can begin to soften and re-emulsify. Not instantly, and not on a wall where rain runs off in minutes. But on a flat concrete roof in Accra that holds a puddle for six hours after a storm, and does that thirty times a season, the coating in that puddle is living a different life from the coating a metre away.
Polyurethane cures by reacting with moisture in the air and forming new chemical bonds. Once that reaction has happened it cannot un-happen. Water sitting on a cured PU membrane is simply water sitting on a membrane.
This is why acrylic roof coatings in Ghana so often fail in patches rather than uniformly — and why the patches are always the low spots. If you have ever seen a roof where the coating looks fine except in the ponding areas, you have seen this exact mechanism.
Where Acrylic Genuinely Wins
We sell polyurethane, so take this in the spirit it is meant: there are jobs where buying our product would be overspending.
- Vertical surfaces that shed water. An external wall or facade. Water never sits, so re-emulsification never arises.
- Masonry that needs to breathe. On an older wall carrying moisture, a breathable acrylic lets it dry outward.
- Occupied, odour-sensitive buildings. A clinic, a school in session, a hotel with guests in.
- Decorative refresh over sound waterproofing. If the membrane underneath works, you are choosing paint, not waterproofing.
Where Polyurethane Is Worth the Extra
- Flat concrete roofs and terraces — anywhere water can sit
- Roofs that move — Ghana's daily 20°C thermal swing opens and closes hairline cracks every day. PU's 400–500% elongation follows that movement; a low-elongation film eventually splits.
- Parapets, gutters and upstands — with fleece, crack-bridging rises from about 0.3 mm to around 3 mm
- Water-contact surfaces — tanks, ponds, pools
- Surface temperatures above 65°C — an uncoated dark roof in Accra reaches 75°C by mid-afternoon
- Anywhere you want a documented warranty and a 20-year design life rather than a recoating cycle
What About "Water-Based Polyurethane"?
It exists — a genuine polyurethane resin carried in water rather than solvent, giving lower odour with better performance than acrylic. It is not widely stocked in Ghana, generally costs more than solvent-borne PU, and can be more sensitive during cure. If someone offers it, confirm it is genuinely polyurethane and not an acrylic under a more expensive name. Ask for the technical data sheet.

The Honest Cost Comparison
Acrylic is cheaper per application. That is simply true, and anyone telling you otherwise is selling.
Whether PU is cheaper over time depends on the surface. On a vertical wall, where acrylic performs properly, recoating occasionally may well cost less over ten years — acrylic can be the rational buy. On a ponding flat roof, acrylic does not reach its own expected life, so you are not comparing one PU application against three acrylic ones; you are comparing it against three acrylic applications plus the interior damage during each failure.
The mistake is not choosing acrylic. The mistake is choosing acrylic for a roof.
How to Tell What You Are Actually Being Sold
- Which resin is it — acrylic or polyurethane? If the answer is "water-based", that is the carrier. Ask again.
- Can I see the technical data sheet? A real product has one, with elongation, solids content and service temperature on it.
- Is that coverage per coat or for the finished system? Nearly all published coverage is per coat.
- Is it rated for standing water? If you have a flat roof, this is the question that matters.
Warranty and Design Life Are Not the Same Number

Design life is how long the material is engineered to keep performing; the warranty is the period someone returns and fixes it at their own cost. Any supplier advertising a "20-year warranty" on a liquid coating is quoting design life under the wrong heading.
