Roof leakage is one of the most common and costly building problems in Ghana. 1. Cracked or Porous Concrete Roof Slab
The most common cause of roof leakage in Ghana is a concrete flat roof slab that has cracked, become porous with age, or was never properly waterproofed in the first place. Concrete is not naturally waterproof — it is a porous material that absorbs water under sustained rainfall.
Over time, the combination of Ghana's intense UV radiation, heat, and repeated wet-dry cycles causes concrete to develop hairline cracks that allow water to seep through slowly. By the time you see damp patches on your ceiling, water has been penetrating the slab for some time.
The fix: Clean the roof surface thoroughly, repair visible cracks with flexible filler, and apply two coats of Polyurethane Waterproof Coating across the entire slab. The flexible membrane bridges existing cracks and prevents new ones from becoming water entry points.
2. Failed or Missing Joint Sealing
The junction between a flat roof slab and the parapet walls around it is the most vulnerable point on any flat roof. This joint expands and contracts with temperature changes, and without a flexible waterproof seal, it opens up over time and allows water to pour in during heavy rainfall.
Similarly, the joints around pipes, cables, antenna masts, AC unit bases, and water tank supports are common leak points that are often overlooked.
The fix: Apply Butyl Rubber Waterproof Tape along all roof-to-wall joints and around all penetrations. The flexible butyl formula accommodates building movement without cracking or losing adhesion. Follow with a coat of polyurethane coating over the entire roof surface for complete protection.
3. Paint Used Instead of Proper Waterproofing
This is extremely common across Ghana. Many property owners paint their flat roofs with regular exterior paint or even standard wall paint, believing it will keep water out. It does not. Regular paint provides only a decorative finish — it has no waterproofing capability under sustained water pressure.
Within 1–2 rainy seasons, roof paint blisters, peels, and cracks — often making the situation worse by trapping moisture beneath the paint film as it detaches from the concrete surface.
The fix: Strip peeling paint, allow the surface to dry, and apply Polyurethane Waterproof Coating. Unlike paint, polyurethane coating is an engineered waterproof membrane — not a decorative finish. It bonds permanently to the concrete and provides a genuine waterproof barrier that lasts 5–10 years.
4. Blocked or Poorly Designed Roof Drainage
Every flat roof needs adequate drainage — gutters, downpipes, or drainage outlets — to remove rainwater quickly. When drainage is blocked with leaves, debris, or dust (very common on flat roofs in Ghana's harmattan season), water ponds on the roof surface for extended periods after rain.
Standing water on a flat roof puts sustained hydrostatic pressure on the surface, finding and exploiting any crack, joint, or weak point. Even a well-waterproofed roof can be compromised by persistent standing water if drainage is inadequate.
The fix: Clear all gutters, downpipes, and drainage outlets at the start of every rainy season. Ensure your roof has sufficient fall (slope) toward the drainage points — a minimum of 1:80 fall is recommended. Apply Waterproof Leakage Spray to seal any cracks in gutters or downpipes, and coat the full roof surface with polyurethane waterproofing for maximum protection.
5. Aging or Deteriorated Waterproofing
Even a properly waterproofed roof has a service life. Polyurethane waterproof coatings typically last 5–10 years depending on the quality of application and the level of UV exposure. In Ghana's high-UV tropical climate, the upper end of this range requires that the coating was applied correctly with two full coats on a properly prepared surface.
If your roof was waterproofed more than 5 years ago and you are starting to see signs of leakage, the waterproofing membrane may have reached the end of its service life and needs retreatment.
The fix: Inspect the existing coating for cracking, peeling, or loss of adhesion. If the existing coating is still well bonded, you can apply a fresh coat of Polyurethane Waterproof Coating directly over it after cleaning. If the old coating is peeling or delaminating, remove it first and start fresh.
