Oyibi Residential Roof Waterproofing — 2026 Case Study

Fest Ghana Limited resolved a recurring bedroom ceiling leak in Oyibi by applying a fleece-reinforced polyurethane membrane across the full roof and parapet, after inspection found hairline cracking and a failed parapet joint from an original waterproofing job that was never properly detailed. The system carries a 20-year design life and a 3-year workmanship warranty.

The Problem

The homeowner in this Oyibi residential property reported ceiling stains appearing in two bedrooms after every heavy downpour, worsening over roughly a year. The Assessment

A free site assessment found the actual cause: hairline cracking spread across the flat concrete roof field from age and thermal cycling, plus a parapet wall joint where the original build had never been properly waterproofed at all — just painted over.

Water was tracking along the parapet joint and finding its way down into the bedroom ceilings below — not entering through the roof field where the visible patch fix had been applied. That is the single most useful lesson from this job: the stain on the ceiling is almost never directly below the entry point.

The Solution

Full Roof Preparation

The roof surface was cleaned, loose material removed, and all cracks opened and filled before any membrane went down — skipping this step is one of the most common reasons quick fixes fail.

Fleece-Reinforced Membrane Application

A fleece-reinforced polyurethane liquid membrane was applied across the full roof field and extended up and over the parapet joint as a continuous system, rather than treating the parapet as a separate patch job. This is the same approach used in our Madina parapet case study and our 370 m² Kpone Katamanso project.

Why fleece here. Fleece-reinforced and standard two-coat polyurethane share the same 20-year design life — fleece does not buy extra years on the datasheet. What it buys is crack-bridging: roughly 3 mm against 0.3 mm for plain coating. This roof was already cracked and the parapet joint was moving, so plain coating would have torn at exactly the points that were leaking. On a sound, uncracked roof field, we would have specified standard two-coat and charged the homeowner less.

Detail Work at Penetrations

Existing roof penetrations were individually detailed with reinforced collars rather than simply coated over, closing off the secondary leak paths that often get missed.
