Waterproofing in November-December 2026: Best Time in Ghana?
Share
November to February is the best time of year to waterproof a roof in Ghana. The minor rainy season tapers off in November, roofs dry out, and the dry season gives weeks of reliable working weather. Book your inspection in November, apply in the dry window, and you go into the April rains with a cured membrane instead of a rushed one.
The waterproofing calendar in Ghana
| Period | Weather | What to do |
|---|---|---|
| Sep-Nov | Minor rainy season | Note where it leaks. Photograph stains. Emergency repairs only. |
| Late Nov | Rains taper off | Book inspection while leaks are fresh in memory |
| Dec-Feb | Dry season, Harmattan | Best application window. Clean dust first. |
| March | Heat, first storms possible | Still workable but calendars are full |
| Apr-Jul | Major rainy season | Too late for planned work |
Why November is the month to book, not just to wait
The leaks you had in October are the best survey data you will ever get. In February, when the roof is bone dry, the stain on the bedroom ceiling looks old and the crack on the parapet looks harmless. Book the inspection while you still remember which room leaked during which storm. Write it down: room, date, how heavy the rain was.
December-specific considerations
- Guests and short-lets. Many homes and guesthouses are full over Christmas. Waterproofing involves roof access, some noise and solvent smell during application. If the house will be full, schedule for the first two weeks of December or after New Year.
- Harmattan dust. Dust is the main adhesion risk in this season. The roof must be swept, washed or blown clean and allowed to dry before primer. We have seen coatings peel because they were applied onto a fine film of Harmattan dust — see why waterproof coating peels off.
- Midday heat. Roof surface temperatures can reach 75°C under a UV index of 11+. We apply in the morning and late afternoon so coats don't skin too fast.
- Thermal cracking. The dry season has the largest day-night swing — around 20°C. Cracks are at their widest in the cool early morning, which is a good time to mark them.
What you can do yourself this month
- Clear gutters and outlets now. It is free and it fixes some "leaks" outright.
- Check where water stood after the last rain. Ponding that clears in a few hours is not a crisis; ponding that remains a day later is.
- Patch active drips with Leak Seal Tape (GHS 250) or Waterproof Leakage Spray (GHS 200) so the ceiling survives until the main job.
Plan the material
If you're doing it yourself in the dry season, buy enough for two full coats. Plan on 1 kg of coating per square metre across those two coats. A 10kg Polyurethane Coating (GHS 1,000) covers 20 m² on one coat, which is 10 m² finished with two coats. The 5kg (GHS 500) finishes 5 m². So a 100 m² roof needs about 100 kg — ten 10kg buckets — before wastage and details. One coat is not waterproofing; it pinholes and fails in the first heavy rains, which in the dry season you will not discover until April.
Warranty and design life
Installed by Fest Ghana, the membrane carries a 3-year workmanship warranty plus a 3-year manufacturer material warranty, and a 20-year design life. The warranty is the period we return and fix it at our cost; the design life is how long the membrane is engineered to keep performing.
