Minor Rainy Season Roof Leaks in Ghana 2026: Patch Now or Wait?

If your roof starts leaking in the September-November minor rains, patch the active leak now and decide the full repair calmly. A butyl tape or spray patch costing GHS 200-250 will usually hold until the December-March dry window, when a full two-coat membrane goes on with fewer weather delays. The exception: if water is reaching wiring, ceiling boards or reinforcement, fix it properly now.
What the minor season actually looks like
Southern Ghana has two rainy seasons. The major rains run roughly April to July; the minor rains roughly September to November. The minor season is usually shorter and lighter — Accra's total annual rainfall is only about 800 mm — but the storms themselves can still exceed 100 mm per hour. A slow-draining roof ponds within minutes. The north (Tamale, Bolgatanga, Wa) has a single season that tails off around October, so this guide applies mainly to Greater Accra, Central, Western, Eastern, Volta and Ashanti.
The important detail for roofs: the minor rains come in bursts with dry days between them. That makes repair possible — but only if someone plans around the forecast.

Stop-gaps that actually hold
Leak Seal Tape — GHS 250
Butyl rubber tape, 10 cm × 5 m. Best on a crack, joint or metal lap you can brush clean and let dry for an hour between showers. Press hard from the centre outwards. It will hold through the minor season on most concrete and metal. See how to apply leak seal tape.
Waterproof Leakage Spray — GHS 200
Aerosol rubber coating for small areas where tape will not sit flat: around bolts, pipe collars, corrugated laps. Several light passes beat one heavy one.
Plugging King — GHS 100
Leak stop powder for water actively pushing through a hole in concrete — a tank wall, a slab soffit, a basement. It sets in minutes, even wet. It seals a point; it does not waterproof a roof.
Can a full membrane go on during the minor rains?
Yes, with conditions. Polyurethane cures by reacting with moisture in the air, but it must be applied to a surface-dry substrate. Coating a damp slab traps water, which later blisters the membrane. A contractor who works in the minor season should:
- Test the slab for moisture (a taped plastic sheet left overnight is a simple check).
- Work from the forecast and apply each coat with a clear rain-free period ahead.
- Leave a partly finished roof in a safe state — primed areas can wait; half a coat cannot.
If the forecast is broken for a week, waiting is the right call. Paying for a membrane applied over a wet slab is paying twice.
The dry-season advantage — and its catch
December to March gives the longest dry windows, so a full two-coat system goes on without delays. The catch is Harmattan dust. Every surface must be washed and allowed to dry before priming, or the membrane bonds to dust instead of concrete. Budget half a day of preparation for this.
Planning the proper repair
When you book the full repair, the numbers to plan with are:
- Installed rate: 2-coat PU GHS 80-130/m²; fleece-reinforced at parapets and gutters GHS 180-280/m²; torch-on GHS 150-220/m².
- Material (if doing it yourself): about 0.4 kg per m² for two coats. 10kg (GHS 1,000) covers 40-80 m² per coat, so 20-40 m² finished. 5kg (GHS 500) covers 10-20 m² finished.
- Life and cover: 20-year design life; 3-year workmanship warranty; 3-year manufacturer material warranty.
