How to Apply Leak Seal Tape So It Actually Lasts
Genuine butyl tape rarely fails on its own. Almost every failed tape repair in Ghana is an application failure — trapped air, a dusty surface, or taping the wrong spot. Follow these seven steps and the repair will outlive the roof it is on.
Step 1 — Find the True Source
This is where most repairs go wrong before they start. Water travels along the underside of a slab or sheet before it drips. The wet patch on your ceiling is often metres from where water is actually entering.
Go up during or just after rain and trace it to the highest wet point. Tape that.
Step 2 — Clean the Surface
Remove dust, algae, oil, flaking paint and old sealant. Wire-brush concrete and metal; a cloth is enough on plastic or glass.
The surface can be wet — that is fine. It must not be dusty or greasy — that is fatal. Butyl bonds to the substrate, not to a layer of dirt sitting on it.
Step 3 — Measure and Cut Generously
Extend at least 50 mm beyond each end of the crack. If the defect is 300 mm long, cut 400 mm of tape.
For a long run, overlap successive pieces by 50 mm. Never butt two pieces edge to edge — that join becomes the new leak.
Step 4 — Peel and Position — Do Not Stretch
Peel the release film and lay the tape centrally over the defect.
Do not pull it tight. Stretched butyl slowly tries to return to its original length, and as it does it lifts at the edges. Lay it relaxed.
Step 5 — Press From the Centre Outward
This is the single most important step.
Use a hand roller, or the heel of your hand. Start in the middle and work outward in every direction so air is pushed out rather than trapped. Every air bubble is a future leak.
Press hard. Butyl needs pressure to cold-flow into the surface. Light pressure gives you a tape that is merely resting there.
Step 6 — Seal the Edges
Run your thumb firmly along the entire perimeter. Edges are where water finds a way in, and where UV and wind begin the lifting process.
On a very rough surface, run a bead of waterproof spray along the edges afterwards for extra security.
Step 7 — Test It
Pour water over the repair, or wait for the next rain, and inspect from below. It is watertight immediately — there is no curing period.

When Tape Is Not the Answer
If you have applied tape three times to the same roof, stop. The waterproofing layer has reached the end of its life and you are treating symptoms. A full polyurethane coating system gives 15-25 years; more tape gives you another few months.
