Why Waterproofing Fails in Ghana — The 8 Real Causes

Most waterproofing failures in Ghana are application failures, not material failures. A good polyurethane membrane poorly applied fails in 2-3 years. The same product applied correctly lasts 15-25. Here is what actually goes wrong, and how to spot it.

1. Inadequate Surface Preparation

What happens: Dust, laitance, oil, or old failed coating left in place. The new membrane bonds to the contamination, not the concrete.

How to spot it: The membrane peels off in sheets, taking a layer of dust with it. Usually visible within 12-18 months.

The fix: Full wire-brushing or mechanical grinding, dust removal, and priming. Non-negotiable.

2. Applying to a Damp Substrate

What happens: Concrete above roughly 4% moisture content still holds water. Sunlight drives that vapour upward and it lifts the membrane.

How to spot it: Blisters, sometimes fist-sized, appearing within the first year. Cut one open and it is damp inside.

The fix: Moisture-meter reading before application. Wait for the substrate to dry, or use a vapour-permeable system.

3. Skipping Reinforcement at Details

What happens: Around 80% of leaks start at a junction — parapet base, drain outlet, pipe penetration, movement joint — not in the open field. Contractors skip fleece reinforcement to save cost and time.

How to spot it: The main roof looks fine but water enters at a specific point every time it rains.

The fix: Fleece-reinforced banding at every detail, minimum 150 mm each side.

4. Insufficient Coat Thickness or Single-Coat Application

What happens: One thick coat instead of two thinner perpendicular coats. Thick coats cure unevenly and leave pinholes.

How to spot it: Random pinprick leaks with no obvious pattern. A flood test finds them fast.

The fix: Two full coats at the specified spread rate, second applied perpendicular to the first.

5. Using Waterproof Paint Instead of a Membrane

What happens: Acrylic "waterproof paint" has almost no elongation. Ghana's 20°C daily thermal swing cracks it within two seasons.

How to spot it: A quote well under GHS 50 per m². Fine hairline cracking across the whole surface after one rainy season.

6. Ignoring Drainage Falls

What happens: Water ponds instead of draining. Standing water degrades any membrane far faster than water that runs off.

How to spot it: Dark stained patches on the roof that stay wet for days after rain.

The fix: Screed to establish minimum 1:80 falls (1:60 in high-rainfall regions) before waterproofing.

7. Rain During the Cure Window

What happens: Polyurethane needs 24-48 hours to cure. Rain within that window washes out or pits the surface.

How to spot it: Patchy, pitted, or milky-looking finish; poor adhesion in the affected zone.

The fix: Weather-checked programming. This is why December-March is the ideal season in Ghana.

8. No Maintenance After Installation

What happens: Drains block with Harmattan dust and leaves. Water backs up and sits. Small cracks go unrepaired and spread.

How to spot it: A system that performed well for 5-7 years then declined quickly.

The fix: Annual pre-rainy-season inspection, drain clearing twice a year, immediate spot repair of small defects with butyl tape.
