Leak Seal Tape in Ghana — What It Is and When to Use It

Why Butyl Rubber Is Different From Ordinary Tape
Ordinary tape sticks. Butyl rubber fuses.
Butyl is a viscoelastic material — it slowly cold-flows into every pore and irregularity of the surface, then stays permanently tacky. It never fully hardens. That means it keeps gripping while the substrate expands and contracts, and it keeps sealing even when water is present at the moment of application.

Where Leak Seal Tape Works
- ✅ Cracks in concrete roofs — hairline to about 5 mm
- ✅ Leaking gutters and downpipes — joints, seams, corrosion holes

Where It Does NOT Work — Be Honest With Yourself
- ❌ Whole-roof waterproofing. Tape seals a defect. It cannot protect an entire roof surface. For that you need polyurethane coating.
- ❌ Structural cracks over 5 mm. These need crack injection, not tape.
- ❌ Actively gushing water. Stop the flow first with Plugging King, then tape.
- ❌ Rising damp. That is groundwater moving up through the wall. Tape does nothing. See our rising damp guide.
- ❌ Inside potable water tanks. Use a food-safe system for drinking water.
How to Apply It — 5 Steps
- Clean the surface. Wipe off dust, oil and loose material. It does not need to be dry, but it must not be greasy or dusty.
- Cut to length. Extend at least 50 mm past each end of the crack. Never butt-join two pieces — overlap them by 50 mm.
- Peel and place. Peel the backing and lay the tape centrally over the defect. Do not stretch it.
- Press hard. Work from the centre outward with a roller or the heel of your hand. Squeeze out every air bubble — trapped air is where a tape repair eventually fails.
- Done. No curing time. It is watertight immediately.
How to Spot Fake Leak Seal Tape
Ghana's open markets carry a lot of counterfeit tape sold as butyl. It uses a cheap pressure-sensitive adhesive and fails within one rainy season.
