Cost to Waterproof a 3-Bedroom House Roof in Ghana (2026)

Waterproofing the flat concrete roof of a typical 3-bedroom house in Ghana costs about GHS 9,600-20,800 installed for a two-coat polyurethane system on 120-160 m², plus roughly GHS 3,400-8,100 for fleece-reinforced parapets and gutters. Material alone for a 140 m² roof is about 56 kg — six 10kg pails, GHS 6,000.

Start with the area, not the house

"3-bedroom" tells us very little. A compact 3-bedroom bungalow may have 110 m² of roof; a 3-bedroom with a boys' quarters and a covered terrace can exceed 200 m². Measure the roof (length × width, minus any pitched sections), then add the parapets and gutters separately, because they are priced differently.

Worked example: 140 m² roof

Item Quantity Rate Cost (GHS)
Open roof field, 2-coat PU 140 m² 80-130/m² 11,200-18,200
Parapet upstands, fleece-reinforced (48 m run × 0.4 m) ≈19 m² 180-280/m² 3,420-5,320
Concrete gutter, full channel (optional) ≈10 m² 180-280/m² 1,800-2,800
Typical total ≈14,600-23,500 without gutter; ≈16,400-26,300 with gutter

The range is wide because surface condition drives labour: a clean new slab is at the low end; a roof with failed old coating to strip, cracks to open and fill, and a rusty water tank stand to work around is at the top.

Material only: what you'd buy

Coverage is quoted per coat. Waterproofing needs two coats, so halve the per-coat figure:

Our working rate is about 0.4 kg per m² across two coats, verified on a documented 370 m² project at Kpone Katamanso that used 150 kg (0.41 kg/m²). For 140 m² that's 56 kg — buy six 10kg pails, not three. Buying half the material and spreading it thin is the most common reason a DIY coating fails within two seasons.

Where you can save money honestly

  • Don't fleece the whole roof. Fleece and standard 2-coat PU share the same 20-year design life. Fleece only helps where cracks move — parapets, gutters, upstands, pipe penetrations.
  • Clear outlets before paying for a screed. If water ponds because the outlets are blocked, unblock them first and see.
  • Ask how many kilograms the quote includes. Two quotes at the same price can contain very different amounts of material. Divide the kilograms by the area; anything well under 0.4 kg/m² for two coats deserves a question.

Bathrooms and tanks are separate lines

If you also want bathrooms or a water tank done, price them separately. A bathroom usually costs more per m² than a roof because of the corners, drains, pipe penetrations and tile removal. See our bathroom waterproofing cost guide.

Warranty and design life

The warranty is the period we return and fix it at our cost — 3 years workmanship plus 3 years manufacturer material. The design life is how long the membrane is engineered to keep performing — 20 years. Anyone in Ghana offering a "20-year warranty" on waterproofing is quoting design life under the wrong heading.
