Cementitious vs Crystalline Waterproofing in Ghana (2026)

Cementitious waterproofing is a cement-based coating applied to a surface. Crystalline waterproofing reacts chemically inside the concrete to block water within the material itself. The practical difference is what happens under water pressure: a coating can be pushed off, and a crystalline treatment cannot, because there is no film to peel.
How Each System Actually Works
Cementitious Waterproofing
A cement-based slurry, often polymer-modified, is brushed or sprayed onto a prepared concrete surface in multiple coats. It bonds to the surface and forms a rigid, water-resistant layer — similar in concept to a coating, but cement-based rather than polymer-based. Commonly used inside water tanks, basements, and swimming pools.
Crystalline Waterproofing
Crystalline admixtures or surface-applied treatments contain chemicals that react with moisture and unhydrated cement within the concrete, growing insoluble crystals that fill capillary pores and micro-cracks from the inside. Because it becomes part of the concrete rather than sitting on top, it can re-seal minor future cracking as moisture triggers renewed crystal growth.
The Distinction That Actually Decides It: Which Side of the Water?
Positive side vs negative side
Positive side means the waterproofing is on the face the water hits first — a roof, or the outside of a basement wall before backfilling. Almost anything works there, because water pressure pushes the membrane onto the substrate.
Negative side means the water is pressing from behind — groundwater against the inside face of a basement wall, sump pit or tank. Here the pressure works to lift the waterproofing off, and a surface coating will eventually fail no matter how good it is. This is where crystalline is not just better, it is the only correct answer.
If you have a basement or sump pit taking groundwater and someone quotes you a liquid coating for the inside face, that is the wrong specification. It is a physics problem, not a product-quality problem.
Where Each System Fits in Ghana
Neither cementitious nor crystalline is the right choice for an exposed flat roof — that is where flexible polyurethane liquid membrane outperforms rigid treatments, because roofs move constantly with thermal expansion and need flexibility, not just water resistance.
Where they do well is below-grade and water-retaining structures: basements, retaining walls, water tanks, swimming pools, and sump pits — like the one we treated in our Kasoa sump pit case study, where crystalline was used with a polyurethane top-coat and waterstops at every construction joint.

Ghana-Specific Note
Coastal Accra, Tema, Sakumono and Kasoa sit on a high water table. Below-grade work in those areas is negative-side work by default, which is why so many Ghanaian basements and sump pits are on their second or third failed coating.
