Waterproofing vs Re-Roofing in Ghana — Which Costs Less Long-Term? (2026)

Waterproofing costs GHS 80-280/m² and re-roofing costs GHS 400-900/m² or more in Ghana — waterproofing is the right first move in the large majority of leak cases, because most leaks come from a failed membrane or poor detailing, not a failed structure. Re-roofing only makes sense when the deck, trusses, or reinforcing steel are structurally compromised.

The Real Question: Is the Structure Failing, or Just the Waterproofing?

Homeowners and facility managers in Ghana often jump to "the roof needs replacing" when what has actually failed is a thin, unreinforced coating applied years ago without proper surface preparation. Before committing to the cost and disruption of re-roofing, it is worth confirming whether the concrete deck or steel structure itself is compromised, or whether a correctly specified waterproofing membrane would solve the problem for a fraction of the price.

Waterproofing is three to five times cheaper than re-roofing across a twenty-year horizon, without the disruption of removing occupants, stripping structure, or halting business operations.

A note on that Design Life column. Both polyurethane systems carry the same 20-year design life. Fleece reinforcement does not make the membrane last longer — it makes it bridge wider cracks, roughly 3 mm against 0.3 mm. That is why fleece is worth paying for at parapets, gutters, upstands and already-cracked slabs, and not worth paying for across a sound open roof field where it doubles the cost of that area and buys nothing. When Re-Roofing Is Actually Necessary

Re-roofing is the right call when concrete spalling has exposed and corroded reinforcing steel across a significant area, when trusses or purlins have rotted or rusted through, or when a roof has failed three or more waterproofing attempts because the underlying deck has structural cracks that keep reopening. In those cases, a good waterproofer should tell you honestly that a membrane is a temporary patch, not a fix — we do this on every free site assessment.

Our 370 m² residential project in Kpone Katamanso is a good example of waterproofing solving what looked like a re-roofing problem: extensive leaking across a large concrete roof that the owner initially assumed meant structural failure. A fleece-reinforced PU system resolved it at a fraction of re-roofing cost, using 150 kg of coating across the 370 m² — the 0.41 kg/m² figure we now use to size every job.
