- A cheap quote using waterproof paint with no warranty — that money is genuinely wasted.
- Applying over a saturated substrate without drying it first — it will blister and fail.
- The leak is a blocked gutter. Clear it, wait for the next serious rain, and see what is still wet before you commission anything. It is free and it occasionally solves the whole problem.
Getting Real Value from the Spend
- Insist on a written fixed-price quote, not a verbal figure
- Confirm the system specified — polyurethane liquid membrane, not "waterproof paint"
- Ask how many kilograms of coating the price includes. A correct two-coat system uses about 0.4 kg/m² — roughly 40 kg on a 100 m² roof. This is the single question that separates a real quote from a thin one, and almost nobody asks it.
- Confirm fleece reinforcement at the details — parapets, gutters, upstands, penetrations. Not across the whole roof; fleece does not extend design life and doubles the cost of the area it covers.
- Get both warranty terms in writing, separately, with start dates — and check the workmanship warranty is transferable to a future owner
- Keep the completion documentation — it is a genuine asset at resale
- Book the annual inspection — it protects the warranty and extends life
