Waterproofing Services in Bolgatanga — Complete 2026 Guide (Upper East Region)
Share
Waterproofing in Bolgatanga needs to survive roof surface temperatures above 70°C in the dry season and short, intense downpours in the wet season — conditions that crack ordinary coatings within a year or two. Fest Ghana Limited specifies UV-stable polyurethane membranes for Upper East Region roofs, with fleece reinforcement at parapets and joints, backed by GSA-certified materials, a 3-year workmanship warranty and a 3-year manufacturer material warranty, on a system with a 20-year design life.
Why Bolgatanga's Climate Is Harder on Roofs Than Accra's
Accra's roofs deal with roughly 800 mm of rain spread across two wet seasons and moderate humidity year-round. Bolgatanga and the Upper East Region see a single, shorter, more intense rainy season, extreme Harmattan dryness from December through February, and daytime roof surface temperatures that regularly exceed 70-75°C under direct sun. That heat-cool-heat cycling, combined with UV index readings above 11, is what causes ordinary bituminous and acrylic coatings in the north to crack, chalk, and delaminate far faster than the same products would in the south.
The Upper East trade-off
Bolgatanga is hard on coatings but easy on concrete. There is no coastal salt attacking the reinforcement, so a properly installed polyurethane system here can realistically approach its full 20-year design life — something coastal Accra and Tema rarely manage. What kills roofs in the Upper East is thermal movement and Harmattan dust blocking drainage, and both of those are managed rather than paid for. Two gutter clearances a year does more for a Bolgatanga roof than any upgrade to the coating.
Common Building Types We Serve in Bolgatanga
Government and public buildings, schools, guesthouses, and market or commercial structures make up much of Bolgatanga's built environment, many with flat or low-pitch concrete roofs installed without adequate falls for the short but heavy rain events typical of the region. Compound houses with concrete roof slabs are also common and frequently show parapet cracking from thermal movement rather than structural settlement.
That distinction matters when you get a quote. Thermal cracking is a waterproofing problem. Settlement cracking is a structural problem that waterproofing will not solve, and any contractor who cannot tell you which one you have should not be coating your roof.
Recommended System for Upper East Region Roofs
| Condition | Recommended System | Why |
|---|---|---|
| Open roof field, sound substrate | 2-coat polyurethane | Same 20-year design life at under half the cost of fleece |
| Parapets and roof edges | Fleece-reinforced PU | Handles differential expansion at joints |
| Already-cracked slabs, high movement | Fleece-reinforced PU | Bridges up to ~3 mm rather than ~0.3 mm |
| Any roof exposed to midday sun | Avoid bitumen | Softens above 55°C; Bolgatanga roofs exceed that routinely |
Note that both polyurethane options carry the same 20-year design life. Fleece is not a longevity upgrade — it is a crack-bridging upgrade, worth paying for at parapets and on cracked substrates, and not worth paying for across a sound open roof field.
We do not recommend standard bitumen-based products for Bolgatanga roofs in direct sun — our polyurethane vs bitumen comparison explains why.
Harmattan Is Part of the Maintenance Problem
Between December and February, Harmattan dust settles into gutters, outlets and roof low points across the Upper East. When the first rains arrive in the wet season, that dust is already blocking the drainage, and the roof ponds on day one.
Clearing outlets at the end of Harmattan, before the rains, is the single highest-value maintenance task on a Bolgatanga roof — and it costs nothing but the time. See our Harmattan maintenance checklist.
