Imported vs Local Waterproofing Brands — The Honest Comparison
Imported brands such as Sika and Mapei make genuinely excellent products. Local Ghanaian suppliers offer comparable single-component polyurethane chemistry at a fraction of the landed cost, with immediate availability and a warranty you can actually enforce. The right choice depends less on brand and more on availability, price, and who answers the phone when something fails.
This guide is written by a local supplier, so read it with that in mind. We have tried to be fair about where imported product genuinely wins.
Straight Comparison
| Factor | Imported brand | Local supplier |
|---|---|---|
| Chemistry | Polyurethane | Polyurethane — same family |
| Technical documentation | ✅ Extensive, well-tested | Datasheet + GSA certificate |
| Price in Ghana | GHS 1,400-2,200 | ✅ GHS 500-1,000 |
| Availability | ⚠️ Stock-dependent, can be weeks | ✅ Same-day Accra & Tema |
| Warranty enforceability | ⚠️ Complex, often abroad | ✅ Direct, local |
| Site support if it fails | ⚠️ Via distributor, if any | ✅ We attend site |
| Specification acceptance | ✅ Recognised by consultants | GSA-certified, accepted locally |
| Counterfeit risk | ⚠️ Real — fakes exist in market | ✅ Buy direct from supplier |
Where Imported Genuinely Wins
Being honest about this matters more than winning an argument.
- Consultant-specified projects. If an architect or engineer has named a specific product in the contract documents, substituting it needs formal approval. Sometimes that is not worth the fight.
- Highly specialised systems. Certain applications — potable water tanks requiring specific international certification, chemical-resistant bunds, high-movement structures — have limited local equivalents.
- Multi-country projects. An international contractor standardising specification across several countries has a legitimate reason to use one global brand.
- Depth of test data. Large manufacturers publish decades of third-party testing. That is real value for a design engineer carrying professional liability.
Where Local Wins
- Price. The gap is mostly freight, duty and distribution margin — not chemistry. You are paying for logistics.
- Speed. A leak during the rainy season cannot wait three weeks for stock.
- Warranty you can actually use. This is the one people underestimate until they need it.
- Someone attends site. If the system fails, the difference between a local supplier and an overseas manufacturer is whether anyone climbs onto your roof.
- Ghana-specific formulation. Products blended for temperate European roofs are not always optimised for 75°C surface temperatures and UV index 11+.
The Warranty Question Nobody Asks Until It's Too Late
An international material warranty typically requires:
- Proof of purchase from an authorised distributor
- Application by a manufacturer-certified applicator
- Documented substrate conditions and quantity records
- A claim submitted through the regional office
If your product came through an informal importer — which a great deal of branded material in Ghana does — condition 1 already fails. The warranty exists on paper and nowhere else.
Ask any supplier, local or imported, one question: "If this fails in year two, who physically comes to my building?" The answer tells you everything.
One Warning That Applies to Both
Whoever you buy from, be sceptical of a 20-year or 25-year warranty. No coating manufacturer operating in Ghana — imported or local — underwrites one. What they mean is design life, which for quality polyurethane is around 20 years. A supplier who blurs the two is either careless with their own documentation or hoping you will not read it. Ask for the warranty period in writing, separately from the design life.
The Five Things That Actually Matter
Ignore the badge. Check these:
| Check | Why it matters |
|---|---|
| GSA certification + datasheet | Proves the product is what it claims to be |
| Stated application rate (kg/m²) | Tells you how much to buy, and lets you check what was actually applied |
| Who honours the warranty | A warranty you cannot claim is decoration |
| Lead time to site | Rain does not wait for shipping |
| Will they attend site | The single best predictor of resolution |
