How Do I Choose a Waterproofing Contractor in Ghana? (2026)
Share
Choose a waterproofing contractor in Ghana by checking four things: GSA-certified materials, a written workmanship warranty, a free site assessment before quoting, and verifiable past jobs. Contractors who skip any of these are the ones whose work tends to fail within a rainy season or two.
Why This Decision Matters More Than the Price
Waterproofing failures are expensive to diagnose and worse to fix twice. A GHS 5,000 roof job done wrong can mean far more in ceiling, wiring, and mould remediation later — see our common mistakes guide for real examples. The contractor you choose determines whether you pay once or twice.
The One Question Almost Nobody Asks
"How many kilograms of coating does your price include?"
Waterproofing needs two coats, and two coats of polyurethane use roughly 0.4 kg per m². So a 100 m² roof needs about 40 kg — four 10kg buckets. A 300 m² roof needs about 120 kg. If a contractor's quote implies far less than that, they are pricing one thin coat and describing two, and you will not be able to tell the difference by looking at the finished roof. You will find out two rainy seasons later.
This one question does more work than any other. Most quotes in Ghana are compared on price per square metre alone, which tells you nothing about how much material is actually going on the roof. Ask for the kilograms, write the answer down, and count the empty buckets when the job is done.
Four Checks Before You Sign
1. Are the Materials GSA-Certified?
Ghana Standards Authority certification confirms a waterproofing product meets minimum performance standards for the local climate. Ask to see the certification, not just hear the brand name. Fest Ghana Limited uses GSA-certified polyurethane systems on every job.
2. Is There a Written Workmanship Warranty?
A verbal promise is not a warranty. Get the warranty period, what it covers (leaks, cracking, delamination), and the claims process in writing before work starts.
Fest Ghana Limited provides a 3-year workmanship warranty and a 3-year manufacturer material warranty, on a system with a 20-year design life.
Those are three different numbers and it is worth knowing why. The warranty is what someone comes back and fixes at their cost. The design life is what the membrane is engineered to deliver if it is installed properly and maintained. If a contractor offers you a "20-year guarantee", they are quoting design life and calling it a warranty. Ask them to write the warranty period on the quotation and watch what comes back.
3. Do They Offer a Free Site Assessment?
Roof condition, crack pattern, and ponding history all affect which system (standard PU, fleece-reinforced, or torch-on membrane) is right for your building. A contractor quoting sight-unseen is guessing — and cannot have calculated the material quantity either.
4. Can They Show Real Completed Work?
Ask for recent jobs with photos and, ideally, an address you can verify. Fest Ghana Limited's public case studies include a 370 m² residential roof and wall project in Kpone Katamanso (150 kg of coating, documented), a concrete gutter repair in Tema Community 10, and a reinforced parapet job in Madina.
Comparing Contractor Types in Ghana
| Contractor Type | Typical Strength | Watch For |
|---|---|---|
| General painter | Low cost | No warranty, thin single coat, waterproof paint sold as membrane |
| Specialist waterproofing firm | Certified systems, written warranty, correct material quantity | Confirm response time for emergencies |
| Roofing/steel firm | Structural roofing work | Liquid membrane may not be core expertise |
Several firms offer PU-based waterproofing in Accra, and others are stronger on roofing sheets and structural steel than on liquid membrane systems. Compare warranty terms, certified materials and material quantities across whichever firms you shortlist — not just the headline price.
Red Flags in a Waterproofing Quote
- A price with no system named, or "waterproofing to roof" as the only description
- No mention of how many coats
- Cannot tell you the material quantity for your area
- A warranty longer than 3–5 years with no underwriting document behind it
- Quoted without a site visit
- Price far below GHS 80/m² for a two-coat polyurethane system
- No written quotation at all
