Foundation Waterproofing for New Buildings in Ghana — What Every Contractor Should Specify

The foundation waterproofing spec every Ghanaian contractor, architect, and developer should include on new-build projects. Skip this stage and you pay 20–100 times more to fix it later.

Foundation waterproofing is the single most cost-effective waterproofing decision on any new building. A specification that costs GHS 6,000–25,000 at construction stage becomes GHS 200,000–800,000 to retrofit five years later, because retrofitting requires excavating around the entire building, treating each wall, and rebuilding the landscaping.

Despite this, foundation waterproofing is the specification most commonly omitted from Ghanaian new-build projects. Bill of quantities gets trimmed. “We’ll seal it from the inside later.” Except from the inside doesn’t work — water pushes coating off from the outside.

This guide covers what a proper foundation waterproofing specification looks like on a Ghanaian new-build.

Why Foundation Waterproofing Matters in Ghana

Ghanaian foundation conditions are challenging for four reasons:

  • Perched water tables — seasonal groundwater rises to within 500 mm of surface level in many locations after heavy rain
  • Expansive clay soils — much of southern Ghana sits on soils that swell when wet and shrink when dry, creating cyclical stress on foundation walls
  • High water tables in coastal zones — much of Tema, Nungua, Sakumono, and coastal Accra sits on high water tables year-round
  • Aggressive chemistry — some soils contain sulphates and chlorides that attack concrete over time

Without foundation waterproofing, these conditions cause: rising damp inside the building, salt-damaged plaster, corrosion of reinforcement steel at the wall-to-slab junction, and — in extreme cases — differential settlement as saturated soil loses bearing capacity.

Three Types of Foundation Waterproofing

Positive-Side Membrane (Applied to the Wet Face)

Application: The waterproofing is installed on the outside of the foundation wall (the side facing the soil) at construction stage, before backfilling.

Best for: New builds where the excavation is still open.

Materials: Bituminous membrane sheets or fluid-applied polyurethane / rubber-modified bitumen coating. Both work when properly detailed.

Design life: 30–50 years, protected from UV by the backfill.

Typical cost: GHS 180–280 per m² of wall face.

Cementitious Crystalline Waterproofing

Application: A cementitious slurry applied to the concrete surface. Active silicate crystals penetrate into the concrete and react with free lime to form crystalline growth in the capillaries. The waterproofing becomes part of the concrete.

Best for: Water storage tanks, machine pits, effluent pits, and any structure where positive-side is impractical.

Materials: Xypex, Penetron, or equivalent crystalline chemistry.

Design life: Life of the structure.

Typical cost: GHS 150–250 per m².

Negative-Side Waterproofing

Application: Applied to the internal (dry) face of a wall to stop water that’s already come through.

Best for: Retrofit projects where excavation is not possible. It works, but it’s always the second-choice solution. Water pressure pushes against the coating rather than against the substrate.

Materials: Cementitious modified acrylic systems or crystalline slurries.

Design life: 15–25 years.

Typical cost: GHS 200–300 per m².

Complete New-Build Specification

Here’s what a proper foundation waterproofing specification includes on a Ghanaian new-build:

  1. Damp-proof course (DPC) at the top of the foundation wall — either a bituminous membrane strip or a specific cement-modified course — to stop rising damp entering the superstructure above
  2. Positive-side membrane on external foundation walls from the top of the footing to just below finished ground level, extended down over the wall-to-footing junction and up onto the ground-floor slab edge
  3. Cove fillet at the wall-to-footing junction — a small cement fillet to give the membrane a smooth transition instead of a sharp 90° angle where it would tear
  4. Protection board over the membrane before backfilling — prevents mechanical damage from the aggregate in the backfill material
  5. French drain along the base of the wall — perforated drain pipe wrapped in geotextile filter cloth, in a gravel trench sloped to a soakaway or storm drain
  6. Cementitious crystalline treatment on the ground-floor slab before flooring is installed — prevents rising damp entering the slab
  7. Damp-proof membrane under the ground-floor slab — heavy polyethylene sheet lapped and taped, installed on top of the hardcore before the slab is poured

Total Cost of Doing This Properly

For a standard three-bedroom home in Ghana (perimeter ~40 m, foundation wall height ~1.2 m), the full foundation waterproofing package costs:

This is on a new-build with 200–500 m² gross floor area, valued at GHS 800,000–5 million. In other words, foundation waterproofing is 0.5–2% of the total build cost — and it protects the entire structure for its lifetime.

What Happens If You Skip It

Buildings we’ve been called into fix, five to ten years after handover:

  • Rising damp treatment on the ground floor — chemical injection DPC, re-plaster, salt-neutralising primer, re-paint. GHS 30,000–80,000.
  • Basement retrofit waterproofing — negative-side cementitious system with sub-slab injection where the ground-floor slab is affected. GHS 60,000–200,000.
  • Full excavation and retrofit positive-side — removing landscaping, excavating around the building, installing the membrane properly, re-landscaping. GHS 200,000–800,000.

The cheapest of these retrofits is roughly 2× what the original spec would have cost. The most expensive is 40×. Foundation waterproofing is one of the highest-return line items on any BOQ.
