Foundation Waterproofing for New Buildings in Ghana — What Every Contractor Should Specify

The foundation waterproofing spec every Ghanaian contractor, architect, and developer should include on new-build projects. Skip this stage and you pay 20–100 times more to fix it later.

Foundation waterproofing is the single most cost-effective waterproofing decision on any new building. A specification that costs GHS 10,000–17,000 at construction stage becomes GHS 100,000–500,000 to retrofit five years later, because retrofitting requires excavating around the entire building.

Why Foundation Waterproofing Matters in Ghana

  • Perched water tables — seasonal groundwater rises after heavy rain
  • Expansive clay soils — much of southern Ghana sits on soils that swell when wet
  • High water tables in coastal zones — Tema, Nungua, Sakumono
  • Aggressive chemistry — some soils contain sulphates and chlorides

Three Types of Foundation Waterproofing

Positive-Side Membrane (Applied to the Wet Face)

Application: Installed on the outside of the foundation wall at construction stage, before backfilling.

Best for: New builds.

Materials: Bituminous membrane sheets or fluid-applied polyurethane / rubber-modified bitumen coating.

Typical cost: GHS 120–200 per m² of wall face.

Cementitious Crystalline Waterproofing

Application: Cementitious slurry applied to concrete surface. Silicate crystals penetrate and react with lime to form crystalline growth in capillaries.

Best for: Water storage tanks, machine pits, effluent pits.

Typical cost: GHS 100–160 per m².

Negative-Side Waterproofing

Application: Applied to the internal (dry) face of a wall.

Best for: Retrofit projects where excavation is not possible.

Typical cost: GHS 130–200 per m².

Complete New-Build Specification

  1. Damp-proof course (DPC) at the top of the foundation wall
  2. Positive-side membrane on external foundation walls from top of footing to just below finished ground level
  3. Cove fillet at the wall-to-footing junction
  4. Protection board over the membrane before backfilling
  5. French drain along the base of the wall
  6. Cementitious crystalline treatment on the ground-floor slab before flooring
  7. Damp-proof membrane under the ground-floor slab

Total Cost of Doing This Properly

For a standard three-bedroom home in Ghana (perimeter ~40 m, foundation wall height ~1.2 m):

  • Basement retrofit waterproofing — GHS 40,000–130,000
  • Full excavation and retrofit positive-side — GHS 130,000–500,000
