1. The internal box gutter over the sanctuary
Almost every mid-sized church built in Ghana in the last 40 years has an internal box gutter running down the centre of the pitched metal roof. When it leaks, water falls straight into the service.
2. Screw penetration failure on metal sheets
Large-span metal roofs have thousands of screws. On churches older than 5 years, the rubber washers under those screws have hardened and cracked.
3. Seam lap failure between metal sheet sections
Large-span roofs use metal sheets that overlap. The sealant between overlapping sheets has a 3–5 year life.
4. Ridge cap and hip cap failure
The metal caps that finish the ridge and hips are fixed with screws and rely on butyl tape or sealant to keep water out. Both fail with age.
5. Around HVAC penetrations, satellite mounts, and lightning arresters
Every large piece of hardware fixed to the roof after the original construction is a leak point unless the installer properly flashed it.
How Church Leaders Should Approach a Roof Repair
Step 1: Document the current state
Before you call any contractor, walk through the church with someone who has climbed the roof and photograph every water stain on the ceiling.
Step 2: Get at least three quotes on the same scope
Send the same documentation to at least three contractors. Ask for a written quotation with method statement, materials list, warranty terms, and timeline.
Step 3: Verify the contractor’s track record
Ask for references from other churches or large commercial buildings the contractor has worked on.
Step 4: Plan around the service schedule
The work needs to be sequenced so the sanctuary is dry every Sunday. Work is done Monday to Friday, with the roof restored to a temporary weather-tight state by Friday evening.
Step 5: Verify workmanship at handover
Do not sign off and pay the balance until you’ve had a full water-test with a hose or a heavy natural rain event.
