Large-span metal roofs have thousands of screws — every one is a potential leak point. On churches older than 5 years, the rubber washers under those screws have hardened and cracked. Wind-driven rain drives water through the gap.

3. Seam lap failure between metal sheet sections

Large-span roofs use metal sheets that overlap. The sealant between overlapping sheets has a 3–5 year life. After that, seams leak in heavy rain.

4. Ridge cap and hip cap failure

The metal caps that finish the ridge and hips are fixed with screws and rely on butyl tape or sealant to keep water out. Both fail with age.

5. Around HVAC penetrations, satellite mounts, and lightning arresters

Every large piece of hardware fixed to the roof after the original construction is a leak point unless the installer properly flashed it. Most don’t.

How Church Leaders Should Approach a Roof Repair

Step 1: Document the current state

Before you call any contractor, walk through the church with someone who has climbed the roof and photograph every water stain on the ceiling, every damp patch on the walls, and every visible failure point on the roof itself. This documentation lets multiple contractors give you comparable quotes on the same scope.

Step 2: Get at least three quotes on the same scope

Send the same documentation to at least three contractors. Ask for a written quotation with method statement, materials list, warranty terms, and timeline. Step 3: Verify the contractor’s track record

Step 5: Verify workmanship at handover

Do not sign off and pay the balance until:

• You’ve had a full water-test with a hose or a heavy natural rain event
• The interior ceilings are checked from below during the test
• Photos of all repair details have been provided
• Warranty documentation is issued in the church’s name
