School buildings suffer disproportionately from roof failures. Interruption to teaching, damaged textbooks and lab equipment, mould in dormitories, and safety concerns from wet floors all add up quickly.

Before You Budget for Waterproofing — Check the Gutters
This costs us work, so take it as honest. On a large share of the school roofs we assess, the classroom ceiling is not wet because the roof sheet failed. It is wet because the gutter is full of leaves, sand, and roofing offcuts, so water backs up over the gutter lip and runs down the inside of the wall.
Get a caretaker up there with gloves before you commission anything. If the gutters have not been cleared in two years, clear them, wait for the next serious rain, and see what is still leaking. You may find your GHS 90,000 problem is a GHS 900 problem. If it still leaks after that, then you have a real membrane failure and the numbers below apply.
How to Plan Without Disrupting Terms
- Long vacation (July–September): Full-scale roof rehabilitation projects.
- Christmas break (mid-December to early January): Medium-scope work.
- Easter break (April): Emergency and small-scope work only.
- During term time: Only urgent leak fixes.
One scheduling note worth building into your programme: polyurethane needs a dry, properly cured substrate. Booking a full re-waterproofing for the middle of the long vacation sounds sensible until you remember July and August are wet months in the south. Late August into September usually gives a better working window in Accra and Tema than early July does.

For your tender documents — design life is not warranty. The 20-year figure above is design life: how long the membrane is engineered to keep performing. The warranty is a separate, shorter commitment. Ours is a 3-year workmanship warranty plus a 3-year manufacturer material warranty. If a competing bid on your desk states a "20-year warranty", ask for the warranty document itself — in our experience that figure is design life written under the wrong heading, and a school cannot enforce a term the contractor never actually offered.

One Question to Ask Every Bidder
School tenders are usually decided on price per square metre, which is exactly how an under-applied job wins. Add one line to your evaluation: how many kilograms of coating does the quoted price include?
A correctly applied two-coat polyurethane system uses roughly 0.4 kg per square metre. That is not a brochure number — it comes off a documented 370 m² job we completed at Kpone Katamanso that consumed 150 kg, or 0.41 kg/m². So a 1,000 m² school block should have around 400 kg of coating in the bill of quantities. If a bidder has priced 150 kg for that area, they are not cheaper — they are applying a third of the membrane, and it will fail inside the warranty period.
The second question: is the parapet upstand in the measured area? A flat plan measurement misses every vertical face, and on a school block with parapets that can be 15–20% of the real surface. It is the single most common reason a fixed-price school contract ends in a variation claim.
