Concrete Waterproofing in Ghana — 20-Year Roof Protection (See How We Do It)

Your concrete roof is cracking. Every rainy season makes it worse. Here’s what professional waterproofing actually looks like — and what it takes to seal cracked concrete in Ghana on a system with a 20-year design life.

In this article, we’re showing you a real concrete waterproofing job we completed in Accra. You’ll see exactly how we prepare the surface, apply the coating, and create a permanent waterproof membrane that survives Ghana’s heat, heavy rains, and harmattan dryness.

Why Most Waterproofing Jobs in Ghana Fail

If you’ve already “waterproofed” your roof once and it’s still leaking, you’re not alone. Most waterproofing jobs in Ghana fail within one or two rainy seasons because of three common mistakes:

  • Wrong material. Regular paint, even “waterproof paint,” isn’t designed to bridge concrete cracks. It peels off within a season.
  • No surface preparation. Coating applied over dirty, damp, or unrepaired concrete will bond poorly and lift within weeks.
  • Single coat application. Professional waterproofing requires two coats in perpendicular directions to create a true membrane. It also means buying twice the material — which is where most DIY jobs go wrong before they even start.

Single-component polyurethane waterproof coating — the kind we install and sell at Fest Ghana Limited — solves all three problems when applied correctly. It bonds permanently to concrete, bridges hairline cracks, and remains flexible through years of thermal expansion.

What Is Polyurethane Waterproof Coating?

Polyurethane waterproof coating is a single-component liquid membrane designed for roofs, balconies, water tanks, foundations, and any concrete or metal surface that needs to be permanently sealed against water.

Once cured, it forms a seamless, flexible membrane with:

  • UV stability (survives Ghana’s direct sunlight)
  • Crack-bridging flexibility (moves with the structure instead of cracking)
  • Strong adhesion to concrete, metal, wood, and tile
  • 3-year manufacturer material warranty
  • 3-year workmanship warranty on our installations
  • 20-year design life

You can order it directly from our store in 5kg and 10kg sizes, with same-day delivery in Accra and Tema.

Warranty and Design Life Are Different Numbers

Worth being precise, because the Ghanaian market is not. The warranty is 3 years — that is the period we return and fix the job at our cost. The design life is 20 years — that is how long the membrane is engineered to keep performing when installed correctly and maintained.

If a contractor offers you a "20-year guarantee" on waterproofing, they are quoting design life. Ask them to write the warranty period on the quotation and watch what comes back.

How We Sealed This Concrete Roof — Step by Step

The job in the video covered approximately 40 m² of cracked concrete on a residential roof in Accra. Total time: one day. Here’s exactly what we did:

1. Surface Preparation

We swept and cleaned the entire surface, removed loose debris, and exposed all cracks. Surface preparation is the single biggest factor in waterproofing longevity — skip this and the coating will lift within months.

2. Crack Repair

We filled all visible cracks with crack filler and let them cure. Around protruding pipes and reinforcement bars, we used butyl rubber tape to create a watertight seal before coating.

3. First Coat — Polyurethane Application

We applied the first coat of single-component polyurethane waterproof coating using a roller and brush for tight corners. The coating goes on as a thick grey liquid that self-levels over the concrete.

4. Second Coat — Perpendicular Direction

After the first coat cured (4–6 hours in Ghana’s heat), we applied a second coat in a perpendicular direction. This double-layer technique creates a true membrane with no weak spots.

5. Final Inspection

We walked the entire surface, checked all edges and penetrations, and confirmed complete coverage. Job complete — the roof was watertight and ready for the next rainy season.

How Long Does Polyurethane Waterproof Coating Last?

The system has a 20-year design life, backed by a 3-year warranty. Actual service life depends on three things:

  • Surface preparation quality (the most important factor)
  • Number of coats applied (minimum two, in perpendicular directions)
  • Exposure conditions (full-day direct sun and coastal salt air both shorten it)

When applied properly, one application of polyurethane coating outlasts many repeat applications of regular paint — saving you both money and the recurring frustration of leaks every rainy season.

Who Needs Concrete Waterproofing?

You need professional concrete waterproofing if any of these apply:

  • Your roof is leaking during the rainy season
  • You see cracks (even hairline) in your concrete roof, balcony, or terrace
  • Walls below your roof show damp patches, mould, or peeling paint
  • You’re building a new home and want to waterproof before tiling or roofing finishes
  • You manage a water tank, swimming pool, or basement
  • You’re a contractor planning a project that needs reliable waterproofing

How Much Does Concrete Waterproofing Cost in Ghana?

Costs depend on surface area, existing damage, and access difficulty. As a guide:

  • Materials only (DIY): GH₵500 for a 5kg bucket, GH₵1,000 for 10kg
  • Professional installation: free site assessments and fixed-price quotes — no hidden extras

How much to buy

Coverage is quoted per coat, and waterproofing needs two. A 5kg bucket covers 20–40 m² per coat, so 10–20 m² finished. A 10kg covers 20–40 m² finished. Old, rough or unsealed concrete sits at the bottom of the range. On a documented 370 m² job at Kpone Katamanso we used 150 kg — a real-world rate of 0.41 kg per m² across two coats, which you can use for your own estimate.

Whether you’re doing the work yourself or hiring us, we can advise on the right material quantities. Book a free site assessment and we’ll come measure your roof and quote the job within 24 hours.

When to Call a Professional vs. DIY

Do it yourself if: your roof area is under 25 m², you’re comfortable working at height, you have basic painting tools, and the surface is in reasonable condition (no major structural cracks).

Call a professional if: your roof is large or complex, you have multiple penetrations (pipes, vents, satellite dishes), there’s existing water damage you want diagnosed, or you want a workmanship warranty backing the job.

Frequently Asked Questions

Can I waterproof my roof during the rainy season?

Polyurethane coating needs a dry surface and at least 24–48 hours of dry weather to cure properly. We schedule jobs around the weather forecast.

Can I paint over the waterproof coating?

Yes. Once fully cured (24–48 hours), most exterior paints can be applied on top. Our coating also comes in transparent, grey, red, blue, green, and white — so you may not need a top coat at all.

Will it work on a metal roof?

Yes. Polyurethane coating bonds well to clean, rust-free metal. For rusted metal, we recommend treatment first — and note that on corroded steel the service life is governed by the metal beneath, not the coating.

Do you serve outside Accra?

Yes. We serve Accra, Tema, and Kumasi with same-day or next-day response. For other regions, we travel for medium and large projects. Contact us for a quote.
