Why the Rate Is Higher Than a Roof
A 6 m² balcony sounds trivial next to a 200 m² roof. It is not, per square metre.
That small balcony typically has:
- ~10 linear metres of upstand at walls and balustrade
- A door threshold — the highest-risk detail on the whole balcony
- One or two drainage outlets
- Balustrade fixings penetrating the slab
- An exposed edge or drip detail
Nearly all the labour is detail work. The open field is almost incidental. That is why the rate is higher and the job still takes most of a day.

Why Balconies Leak in the First Place
Almost always the same reason: tiles were laid straight onto the slab with no membrane underneath.
Tiles and grout are not waterproof. Water passes through the grout lines, saturates the bedding, sits on the structural slab, and eventually finds a path through into the ceiling below. The tiles look perfect the whole time.
Secondary causes:
- No falls. Water ponds instead of draining to the outlet.
- Threshold too low. Water backs up over the door line in heavy rain.
- Failed upstand. Membrane not carried high enough at the wall junction.
- Balustrade fixings. Bolts drilled through the slab with no collar detail.
- Blocked outlet. Cheapest problem to fix, frequently the actual cause.
The Correct Specification
- Lift tiles if drummy, cracked, or if the leak is through the bedding
- Repair the slab, correct falls to a minimum of 1:80 toward the outlet
- Fleece-reinforce every upstand, the threshold, the outlet and all penetrations
- Two coats polyurethane, second perpendicular to the first
- Carry the membrane a minimum of 150 mm up all vertical faces
- Flood test before tiling
- Re-tile over the cured membrane with a suitable adhesive
